BE GRANTED i WHEREAS, the City Planning Commission of the City nt Aneheim did receive a verified Petition for Conditional Use Pecmitfrom GLADYS T. POY~T, 1445 Magnolia Avenue, Anaheim, California 92804, Owner of certain real property situated in the City of Anaheim, County of Orange, State of California, described "` as the North half of the South 10 acres of the West 20 acres of the Northwest quarter of the ,.; Northwest quarter of Section 18, Township 4 South, Range 10 West, in the Rancho Los Coyotes, as `;;=~ per map recorded in Book 51, Page 10 of Miscellaneous Maps, in the office of the County i,; Recorder of said County ~_ ~ ; and WHEREAS, the City Plenning Commission did hold a public hearing at the City Hall in the City of Anaheim on DeCembeT 30, 1968~ et 2:00 o'clock P.M., notice of said publi~ heacing heving been duly given as required by law end in accordance with the provisions of the Anaheim Municipal code, Chepter 18.64, to hear and consider evidence for and agair.st said proposed conditional use and to investigate and make findings and recommendations in connection thecewith; and WHEREAS, said Commission, after due inspection, investigetion, and study made by itself and in its behalf, and after due consideration of all evidence and reports offered at said hearing, does find end determine the following facts: 1. That the pcoposed use is properly one for which a Conditional Use Permit is authorized by ~ode: Section 18.64.020(1-e) to wit: establish a 108-unit multipie-family planned residential development. with waiver of: SECIION 18.28.050(9-b) - Maximum distance of a livinq unit from a standard street. (200 feet permitted; 550 feet proposed). 2. Thet the proposed use will not adversely affec:t the adjoining land uses end the growth and development of the area in whic:i it is proposed to be located. 3. That the size and shape of the site p:oposed for the use is adequate to allow the full development of the pmposed use in a manner not detrimental to the particuler area nor to the peace, health, safety, and general welfare of the Citizens of the City of Anaheim. 4. That the granting of the Conditional Use Pennit under the conditions imposed, if any, will not be detrimental to the peace, health, sefety, and general welfare of the Citizens of the City of Anaheim. That trash storage areas shall be provided in accordance with approved plans on file ~ with the office of the Director of Public Works. ~ 3. That fire hydrants shall be installed as required and determined to be necessary by the Chief of the Fire Department. I 4. That a 6-foot masonry wall shall be constructed along the east property line. ~ 5. Drainage shall be disposed in a manner that is sat?sf actory to the City Engineer, f 6. That any air-conditioning facilities proposed shali be propPSly shielded from view, and the sound shall be buff ered from adjacent x•esidential homes. ( 7. That parking areas shall be lighted with down-lighting a maximum 6-feet in height and ~ shail be directed away from the property lines to protect the residential integrity of the area.~ 8. That Condition Nos. 2, 3, 4, 5, 6, and 7, above mentioned, shail be complied with prior to final building and zoning inspections. j 9.
