R-A. Agricultural, Zone and to incorporate said described property into the C-1, Gerieral ,
Commercial, Zone, upon the following conditions which are hereby found to be a necessary
prerenuisite to the proposed use of subject property in order to preserve the safety~and
general welfare of the ~itizens of the City of Anaheim
l. That street improvement plans shall be prepared and all engineering requirements of
the ~ity of Anaheim along Lincoln Avenue and a modified cul-de-sac, on Bella ~ista Street,
within the present street width, such as curbs and gutters, sidewalks, street grading and
paving, drainage facilities, or other appurtenant work shall be completed as required by
the City Eningeer and in accordance with plans and specifications on file in th e office of
the ~ity Engineer; and that a bond in an amount and form satisfactory to the ~ity of Anaheim
shall be posted with the City to guarantee the installation of said engineering requirements.
2, That the owner of subject property shall pay to the ~ity of Anaheim the sum of $2.00
per front foot along Lincoln Avenue, for street lighting pu•rposes.
3. That a parcel Map to record the approved division of subject property be submitted
to the ~ity of Anaheim for approval and then be recorded in the office of the Orange County
Recorder.
~~A 4. That the owner of subject property shall pay to the City of Anaheim the sum of 15¢
per front :oot along Lincoln Avenue, for tree planting purposes.
5. That the vehicular access rights, to Bella Vista Street, shall be dedicated to the
City of Anaheim.
6. That Condition Nos. 1, 2, 3, 4, and 5, above mentioned, shall be compiied with
within a period of 180 days from the date hereof, or such further time as the City ~ouncil
may grant.
