PC 68-40P.ESOLUTION NO, PC68-40 A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM ThAT PETITION FOR CONDITIONAL USE PERb1IT 1000 gE GRANTED NHEREAS, the City Planning Commission of the City of Maheim did receive a verified Petition for Conditional Use Permitfrom TOM TAKETA, ET AL, 947 North Euclid, Anaheim, California 92A01, Owner; RONALD ALSHOUSB, 11201 Lamason, Garden Grove, California 92640, Agent of certain real prooerty situaiec in the City of Anaheim County of Orang e, State of California, described as Parcel 1: The cast onrhalf of the South ~70.00 feet of the East 20 acres of the Southwest quarter of the Southwest '~-.; qunrter oP Section 7, Township 4 5outh, Range 10 West. Except the South 40.00 feet thereof. Thet the proposed use is properly one for which e Con~iitional.Use Pertnit is authorized by Cod~ Sec±ion 1~.64.020(3-j-6) to wit: establish a oony ride in conjunction viith existino amusement tacilities on subject property. 2. That the proposed use will not adversely affect the adjoining land uses and ihe g~o wth and developm cnt of the erea iu which it is pzoposed to be located. 3. Thet the size end shape of the site proposed Eor the use is edequate to allow the full development of the proposed use in a manr.er not detrimenta( to tiie perticular area nor to the peace, health, safety, and general welfare of the i;itizens of the City of Maheim. 4. Thet the granting oE the Conditional Use Permit under the conditions imposed, if any, will not be detrimental to the peace, health, sefety, and general welEare of the Citizens of the City of Anaheim. That street imorovement Qlans shall be prepared and all engineering requirements o: the City of Anaheim along iincoln Avenue, such as curbs and gutters, sidewalks, street grading and paving, drainage facilities, or other appurtenant work shall be completed as reouired by the City Engineer and in accordance with standard plans and specifications on file in the office of the City Enginee.r; and that a bond in an amount and form satisfactory to the City of Anaheim shall be posted with the City to guarantee the installation of said engineering requizerents. 2. That the owner o: subject property shall p;y to the City of Anaheim the sum of ~2.00 per front foot along the remaining portion of Lincoln Avenue for street lignting puraoses. 3. That the owner of subject property shall oay to the ~ity of Anaheim the sum of 15~ per front foot along the remaining oortion of Lincoln Avenue, for tree planting ourposes. 4. That trash storage areas and maintenar,ce of sanitation facilities as reouired by the County Health Departmer± shall be subject to the approval o.` the Director of Public Wnrks and the Orange County Health Deoartment. 5. That a recipxocal oarking agreement which is proposed to provide additionzl par!cina as required on the swim school property to the east, shall be submitted to the City Attorney `or approval and made a part of the petition. 6. That Condition No=_. 1, 2, and 3, above mentioned, sha11 be complied with orior to the time that the Building Permit is issued or within a period of 180 dsys from date nereof, which- ever occurs first, or such further time as the Commission or City Council may orant. 7. That Condition Nos. 4 and 5, abovernentioned, shall be complied with prior to final building and zoning inspections. 8. That subject property shall be ~cveloped ~ubstartially in accordance with plans and specifications on file v~.~ith the City of Anaheim. 9. That a time limit of o~e yezr shall be granted for the use of subject property at which time the use shall be reviewed for an additional period of tirtie or for termin~tion. 10. That complete develooment plans for the recreation facilities now in er.istence and oroposed shall be submitted for ap?roval by the Commission, prior to issuance of a Building °ermit.
