P~8-44 A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIhf RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT PETITION FOR RECLASSIFICATION NO. 67-68-51 gE APPROVED # Y i - y '~ ~ ` _ • ~ WHEREAS, the City Planning Commission of the City of Anaheim did receive a verified Petition for ReclassiFice- tion fram ROBERT W, QUICK, ;K FREEDMAN BSI'TFR CLEAN~?S~ 6725 Ogontz Avenue, Philadelphia, Penn. 19126, Owner; OSCAR WHITEBOOK, 5062 Lake View H 23, Y~rba Linda, Calif.ornia 92686, Agent of certain real property situated in the City of Anaheim, County of Orange, State of California, described in Er.hibit "A" attached hereto and referred to herein as though set forth in full ; and WHEREAS, the City Planning Commission did hcld a public hearing at the City Hall in the City of Aneheim on FebrUary 14~ 1968~ at 2:00 o'clock P.M. notice of seid public hearing heving been duly given as required by ]aw and in accordance with the provisions of the Anaheim Municipel Code, Chapter 18.72, to heer and consider evidence for and against said proposed reclassification end to investigate and make findings and recommendations in connection therewith; end ~ i WHEREAS, seid Commission, after due inspection, investigation, end study made by itself end in its behalf, and efter due consideration of all evidence and reports offered at said hearing, does find and determine the Eollowing facts: I' 1. That the petitioner proposes a reclassification oE the above described property from the R-A~ AgricultUral~ Zone to the C-1, General Commercial, Zo n e. .. 2. That the scope of the proposed reclassification, if approved, does not warrant an amendment to the General Plan at the present time, however, its relationship ':a the General Plan symbol will be considered at the next annual review. i 3. That the proposed reclassification of subject property is necessery and/or desirable for the orderly and pro- per developrment of the community. 4. Thet the proposed reclessificetion of subject property does properly relate to the zones end their permitted uses locelly esteblished in close proximity to subject pcoperty and to the zones and their permitted uses generally esteb- lished throughout the community. 5. That the owner of subject prooerty shall deed to the City o: Anaheim a strip of land 50 feet in width along both sides of Jefferson Street for street construction purposes. 2. That street improvement plans shall be prepared and all engineering requirement=_ of the City of Anaheim along Jefferson Street and Riverdale Avenue, such as curbs and gutters, sidewalks, street grading and paving, drainage facilities, or other appurtenant worl: shall be completed as required by the City Engineer and in accordance with stattdard plans and spcci- fications on file in the office of the City Engineer; and that a bond in an amount and form S.~ satisfactory to the City of Anaheim shall be posted with the City to guarantee the installation of said engineering requirements. 3. That the owner of subject property shall pay to the City of Anaheim the sum oi $2.00 per front foot along .iefferson Street and Riverdale Avenue, for street lighting purposes. 4. That the owner of subject property shall pay to the City of Anaheim the sum of 15¢ per front foot along Jeff erson Street and Riverdale Avenue, for tree planting purooses. 5. That any air-conditioning facilities proposed shall be properly shielded from view and the sound shall be buffered from adjacent residential homes. 6. That all external lightinq prooosed s~all be directed downward and away from abutting property lines. 7. That Condition Nos. 1, 2, 3, and 4, above mentioned, shall be complied with within a period of 180 days :rom the date hereof, or such further time as the City Council may grant. S. That Condition Nos. 5 and 6, above mentioned, sha11 be complied with prior to final ~ : building and zoning inspections.
