Thet the petitioner proposes a reclassification of the above described property from the C-1~ General Commercial, Zone to the R-3, Multiple Family Residentiai, Zone to subdivfde subject property into 4, one-acre sites for development with 30 units each on the acre site. 2. That the proposed reclassification is in conformance with the General Plan and consistent with land uses and zoning already established in the area. 3. Thet the proposed reclassificetion of subject property is necessery end/or desireble for the orderly end pro- per developm~ent of the community. 4• Thet the proposed :eclassification of subject property does properly relete to the zones and their permitted uses locelly established in close ptoximity to subject property and to the zanes end their permitted uses generelly esteb- lished throughout the community. 5. That the proposed reclassification of subj_ct property requires the dedication and improvement of abutting streets and alleys in accordance with the Circulation Element of the ~eneral Plan, due to the anticipated increase in traffic which will be generated by the intensification of land use. NOWo THEREFORE, BE IT ~ESOLVED that the Anaheim City Planning Commission does 'r.e;eoy recommend to the City Council of the City of Anaheim that subject Petition for Reclassifica~ion be approved and, by so doing, that Title 18-Zoning of the Anaheim Nunicipal Ccde be amer.ded to exclude the above describeci property from the C-1, General Conmercial, Zone and to incorporate said 9escribed property into the R-•3, Multiple Family Residential, Zone, upon the folloVrinr conditions which are hereby found to be a necessary prerequisite to the prooosed use of subject property in order to prese*ve the safety and general welfare of the Citizens o.` the City of AnaheiR 1. That the owner of subject property shall deed to the City of Anaheim a strip of land 64 feet in width for the extens:on of Del h1onte Drive through subject property. 2. That the owner of subject orooerty shall deed to the City of Anaheim a strip of land 20 fee± in width, including standard alley cutoffs along the northerly and easterly propezty 1'nes for alley purposes. ~ 3. That st:eet improvement plans shall be prepared and all engineerino requirements of tne •- ~'',~ City of Anaheim along Knott Avenue, the extension of Del Monte Drive and the f as curbs and gutters, sidewalks, street radin and ' Proposed aiieys, such tenant work shall be comp'=ted as required by the CityvEngineeriandeinaaccordance~withhstandard~ ~.% plans and specifications on file in the oi'fice of the City Enoineer; and that a bond in an amount ! and form satisfactory to the City of Anaheim shall be oosted with the City to auarantee the in•- stallation of said engineerinq requirements.
