County of Orange, State of California, described as Lot 8 of Kelioga F!omestezd I Tract as recorded in BooF: R, page 51 oi Aiiscellaneou: Maps. t ~ ~ C ~ w ~Y ~ °~ ; and WHEREAS, the City Planning Commission did hold a public hearing at the City Hall in the City of Anaheim on February 26, 1968, at 2:00 o'clock P.ht., notice oE seid public hearing having been duly given as required by law and in accordance with the provisions of the Anaheim Municipal code, Chapter 18.64, to hear and consider evidence for and against said proposed conditionel use and to investigate and meke findings end recommendations in connection therewith; and WHEREAS, said ~~ommission, after due inspection, investigetion, and study made by itself end in its behelf, end after due con:sideration oi all evidence and reports offered at seid hearing, does find and determinethe following facts: 1. That tha proposed use is properly one for which e Conditional.Use Permit is authorized by Code SecLion 18.64.020(1-c and 1-f) to wit: establish an existing church and school playground as a con- forming use on subject oroperty. 2. That the proposed use will not adversely affect the adjoining land uses end the grocath end development of the area in u•hich it is proposed to be located. 3. That the size and shape of the site proposed for the use is adequate to allow the full development of the pzoposed use in a manner not detrimental to the particular azea nor to the peace, health, safety, and general welfare of the Citizens oE the City of Meheim. 4. That the granting of the Conditional Use Permit under the conditions imposed, if any, will not be detrimental to the peace, health, safety, and general welfare ofthe Citizens ofthe City of Anahei~~. That the owner of subject property shall deed to the City of Anaheim a strip of land 32 feet in width from the centerline of the street along Empire Street for street widening purposes. 2. That street improvement plans shall be prepared and all engineering requirements of the City of Anaheim along Empire Street, such as curbs and gutter, sidewalks, street grzding and paving, drainage facilities, or other appurtenant work ~hall be completed as required by the City Engineer and in accordance with standard plans and specifications on file in the office of the City Engineer; and that a bond in an amount and form satisfactory to the City of Anaheim shall be posted with the City to guarantee the installation of said engineering re- ~';~ , quirements. ~f 3. That the owner of subject property shall pay to the City of Anaheim the sum of $2.00 ~~ per front foot along Empire Street, for street lighting purposes. ` ; 4. That the owner of subject property shali pay to the City of Anaheim the sum of 15¢ per I ;. -~ front foot along Empire Street, for tree planting purposes. I i;!. 5. That trash storage areas shall be provided in accordance with approved plans on file with the office of the Director of Public Works. 6. That Condition Nos. 1, 2, 3, 4, and 5, above mentioned, shall be complied with prior ' to the time that the Building Permit is issued or within a period of 180 days from date hereof, whichever occurs first, or such further time as the Commission or City Council may grant. 7.
