That the petitioner requests a veriance from the Anaheim htunicipel Code as follows, to permit the install- ation of a fre rstanding commerciai sign in the R-A, Agricultural, Zone on subject property: SECTION 18.Fi .045 - S~ns n r~ttPd ;n ~hA R-A ZonP (One lighted or unlighted sign of ; maximum of 20 souare feet in area ide.^..3fying any usa par~aitteo in the R-R Zone; petitioner proposes to establish a 2_00-squara faot sign, 40 feet hioh, identifying a use permitted in tne C-1 Zone). 2. That the uses established in close proximity are both commercial and industrial, there- fore, the ex.isting zoning is deemed inappropriate when considering signing for subject property, thus calculations should be considered :or signing under the C-1, General Commercial, Zone. 3. I'hat ~he are~ of the proposed sign should conform with the permitted size as established in the C-1 Zone, namely 2-square f eet for each foot of street frontage or 166 square .`eet, how- ever the requirement that the height of the sion be maintained at 25 feet, because of residential uses is deemed unwarranted due to the typesof residential uses established and the number of special uses established on these residential lots. 4. That the requested variance as approved, will not be materially detrimental to the public v~elfare or injurious to the property or imorovements in such vicinity and zone in which the property is located. V 1-D, -1- ~ J ` • ' ~~ l i part :.VOW, THEREFORE, BE IT RESOLVED that the Aneheim City Planning Commission does hereby gcent~ubject Petitia~s for Variance, upon the following conditions which ete hereby found to be a necessary prerequisite to fhe pro- posed use of the subject property in order to preserve the safety and general welfere af the Citizens of the City of Anaheim: t ~ 1. That street improvement plans shall be prepared and all engineering requirements of the City of Anaheim along Manchester Avenue, such as curbs and gutters, sidewalks, street grading and paving, drainage facilities, or other appurtenant work shall be completed as required by the City Engineer and in accordance with standard plans and specifications.on file in the of:ice of the City Engineer; and that a bond in an amount and form satisfactory to the City of Anaheiin shall be posted with the City to guarantee the installation of said engineering requirements. 2.
