PC 68-58~;t~. , ..i . % RESOLUTION N0. ~~68-58 ~ f1 RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM ~i RECOMMENDING TO THE CITY COL'NCIL OF THE CITY OF ANAHEIM THAT PETITION FOR RECLASSIFICATION NO. 67-68-52 gE APPROVED WHEREAS, the City Plenning Commission of the City of Anaheim did receive a verified Petition for Reclassifice- tionfrom ATLAM'IC RICHFIELD ~MPkNY, 1900 Crescent Avenue, Anaheim, California 928U1, Owner; J. R. WILLIANS, 1900 Crescent Avenue, Anaheim, California 92801, Agent of certain real property situated in the City of Anaheim, County of Orange, State of California, described in Exhibit ^~ "A" attached hereto and referred to herein as though set forth in full ~ `'.., end : :a ''`$ WHEREAS, the City Planning Commission did hold a public hearing at the City Hall in the City of Anaheim on ! z;~ February 26~ 1968~ at 2:00 o'clock P.M, notice of said public hearing having been duly given es required by !-~ law and in accordence with the provisions of the Maheim Municipal Code, Chapter 15.72, to hear end consider evidence ~'`'.~ for and against seid proposed reclassification end to investigate and make findings and recommendations in connectian - : ,i therewith; and ,. ~, '~~ :~ I `A ;~~ ~x . : WIiEREAS, said Commission, eEter due inspection, investigetion, and study made by itself end in its behalf, and after due considecation of ell evidence end reparts offered at said hearing, does find and determine the following fects: 1. That the petitioner proposes a reclassification of the above described property from the R-3~ Mu7.tiple Family Residential, Zone to the M-1, Light Industrial, Zone to permit the expansion of an existing research facility on subjact property. 2. That the scope of the proposed reclassification, if approved, does not warrant an amendment to the General Plan at the present time; however, its relationship to the General Plan symbol will be considered at the next annual review. 3. That the pcoposed teclassification of subject praperty is necessary end/or desirable [or the orderly and pro- per developrrent oE the community. 4. That the proposed reclassificetion oE cubject property does properly re]ete to the zones and their permitted uses locally esteblished in close proximity to subject property and to the zones and their permitted uses generally estab- lished throughout the community. 5. That the proposed reclassification of subject property requires the dedication and improvement of abutting streets in accordance with the Circulation Element of the General Plan, due to the anticipated increase in traffic which will be generated by the intensification of land use. That the owner of subject property shall deed to the City of Anaheim a strip of land 45 feet in width from the centerline of the street along Crescent Avenue, for street widenino purposes. - 2. That the owner of subject oroperty shall deed to the City of Anaheim a strip of land 30 feet in'width along the centerline of the street along Alameda Avenue, for street widening purposes. 3. That street imorovement plans shall be prepared and all engineering requirements of the City of Anaheim along Crescent and Alameda Avenues, such as curbs and gutter~, sidewalks, street gradina and paving, drainage facilities, or other aopurten~nt work sFall be completed ~s r~- ,m-~-~;~~ quiredJby the City Engineer and in accordance with standard pians and specifications on file in the office of the City Engineer; and that a letter of intent or agreement in a form satisfactory ;,~.~ to the City of Anaheim shall be filed with the City to guarantee the installatic~ of said ', enoineerina requirements on request of the City cnoineer. Said agreement shall be approved zs ~ to form by the C~ty Attorney. , 4. That the owner of subject pronerty shall pay to the City of Anaheirr the sum of $2.00 ~ ~.' per front :oot along Crescent znd Alameda Avenues, for street liohting purposes. 5. That the owner of subject property shall pay to the City of Anaheim the sum of 15~ oer ! front foot along Crescent and Alaneoa Avenues for tree lantin ~ , p g purposes. I 6. That Condition Dlos, 1, 2, 3, 4, and 5, above mentioned, shall be com~iied with within a i ;` period of 1R0 days from the date hereof or such further time as the City Council may arant. 7. That trash storage areas snall ~e provided in accordance with aoproved olans on fil= i ry with ~he office of the Director of Public Works. ; 8. That fire hydrants shall be installed as required and determined to be necessary by the j<;; Chief of the Fire Department. 9. That a 6-foot masonry wall shall be constructed along the south oroperty line. ~ 10. Thzt any air-conditioning faciiities proposed sha11 be properly shielded from vi2w and the sound shall be bu:fered from adjacent residential homes. ' 11. That all externa: lighting proposad on subject prooerty shall be directed downward and a away from abutting orooerty lines. T. 12. That Condition Nos. 7, R, 9, 10, and 17., above mentioned, shzll be complied with prior `~'j to final building and zoning inspections.
