Industrial, Zone to pt,mit the expansion of existing w3rehouse :acilities on subject property. 2• Tlat the proposed reclassification is in conformance with the land use designation of the Ge~'er,al Plan. however, due to the variety of us~=_s and zones within the area, approval of. this request would cons'itute spot zoning. 3• rhat due to the location of existing.structure, subject property could not be brought up to minimum standards of the M-1, Zone without relocating existing buildings. or demolishing them and reconstructina new ones. 4. That the proposed reclassification to the M-•1, Zone in the center of five un- developed R-A parcels would set a oattern of development for the four remaining parcels, thereby denying the owners of these parcels the right to develop their properties to their highest and best use. 5. That subject prope:ty was developed ti•~hile under the juriediction of the County and the building setbacl: of 35 ieet from the riqht-of-way line along Lincoln Avenue has not beer. obser~~ed, thus ~ pattern has been estabiisned ii the properties are developed for industrial purposes, which would have a deleterious effect on the proper development oi adjoining properties, since a 50-foot building setbach is required in the M-1, Zone. 6.
