That the request ior waiver of the one-story height limitation within 150 feet of anv R-A or any single-family residential zone is hereby w.~aived in part, on the basis that the 2 R-A Zoned parcels to the north and south of subject pro~erty and fronting on the east side of Acacia Street probably will develop for uses other than single-family residential: however, the request for waiver of the height limitation within 150 feet o: the R-1 parcels on the west side of Acacia Street is hereby denied on the basis that it would be detrimental to the residential integrity and privacy of said homes. 3. That there are exceptional or extraordinary circumstances or conditions applicabl2 to the property involved or to the intended use of the property as approved, that do not apply generally to the property or class of use in the same vicinity and zone. 4. That the requestec; variance, as approved, is necessary for the preservation and enjoy- ment of a substantial property right possessed by other property in the same vicinity and zone, and denied to the property in question. 5. That the requested variance, as approved, will not be materially detrimental to the public welfare or injurious to the property or improvements in such vicinity and zone in which the prop=rty is located. V 1• ~ f . ` ~: ~ i ~ I j. ....,,~ .~ -1- in part NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Plenning Commission does hereby gran~subject Petition for Varience, npon the following conditians which ere hereby found to be e necessary prerequisite to fhe pro- posed use of the subject property in order to preserve the safety and general welfare ofthe Citizens ofthe City of Anaheim: 1. That this Variance is granted subject to the completion of Reclassification No. 67-68-57. 2. That trash storage areas shall be provided in accordance with approved plzns on file with the office of the Director of Public N~orks. 3. That fire hydrants shall be installed as requ:red and determined to be necessary by the Chief of the Fire Department. 4. That Condition Nos. 2 and 3, above mentioned, shall be complied with prior to :inal building an9 zoning inspections. 5. That subject property shall be developed substantially in accordance with plans and specifications on iile with the City of Anaheim, marked Exhibit Nos. 1 and 2, provided, however, that the one-storv height liTitation shall be maintained along the west property line :or a distance of 150 feet from the R-1 property to the west; and further provided, that a 28-foot access road shall be provided, or that no parking signs shali be posted at the exoense of the oetitioner, if said 28-`oot access road cannot be provided.
