'+ WHEREAS, the City Planning Commission did hold a public hearing et the City Hnll in the City of Annheim on
;~ January 39 i96$9 at 2:00 o'clock P.M. notice of seid public hearing heving been duly given as required by
- law and In accordence with the provisions of the pnaheim Municipel Code, Chapter 18.72, to hear end consider evidence
-~ for and ageinst said proposed reclassificetion and to investigate and meke findings and recommendations in connection

? WHEREAS, seid Commission, after due inspection, investigation, and study mede by itself and in its behelf, and

after due consideretion of all evidence end reparts offered at seid hearing, does find and determine the following facts:
1. That the petitioner proposes a reclassificetion of the ebove described property from the R-Ay Agricuitural~
';~' Zone to the C-1, General Commercial, Zone to establish a swimming pool showroom and displzy
area on subject property.
2. That the proposed reclassification is in conr"ormance with the General Plan.

NOW, 'THEREffORE, SE IT RESOLVED th~t the Anaheim City Pl~aaiag Commiesion does hereby recommend
to the City Councfl o[ the City of Anaheim tYat eubJeet Patitloa for Reclae~i5cetion be eppmved end, by so doing,
that Title 1&Zoning of the Anaheie~ Siunlcipal Code be amendad to e:clude thc ~bove descdbed property from the
R-A, Agricultural, Zone and to incorporate said described properiy into the C-•ly Generai
Commercial9 Zone, upon the following conditions which are hereby iound to be a r,ecessary pre-•
requisite to the proposed use of subject property in order to preserve the safety ~nd generai
welfare of the citizens of the City of Anaheim.
le That street improvement plans shall be prepared and all engineering requirem~nts of' the
City of Anaheim along h7anchester Avenue~ such as curbs and gutters, side~^,alks, strzet gradir.g
and paving, drainage :acilities9 or other appurtenant work shall be completed as reyuired by
the City Engineer and in accordance with standard plans and specifications on :ile in the of.°ice
of the City Engineer; and that a bond in an amount and form satisfactory to the City of Anaheim
ehall be posted with the City to guarantee the instaliation of said engineering requirements~
2. That the owzers of subject property shall pay to the Ciiy of Anaheim the sum of ~2.00
per front foot along Nanchester Avenue, for street lighting purposesa
3. That the owners of subje~:t property shall pay to the City of Anaheim ihe sum of i5¢
par front foot along Manchester Avenue, for tree planting purposes.
4. That a Parcel Map to record the approved division of subject property be s!!bmitted to
the City of Anaheim for approval and then be recorJed in the office of the Orange Co~nty
Recorder.
5. That trash storage areas snali be provided in accordance with appxoved plans on ;ile
with the office of the Director of Pubiic 6Vorks.
6. That any air-•conditioning facilities oroposed shall be properiy shieided from vie~v.
7. That allexternal liahting shall be directed downward and away from abiitting orooerty
lines.
8. That Condition Nos~ ly 2, 3, and 4, above mentioned9 shali be complied with withir. a
period of 180 days from date hereof, or such further time as the City Council may grant.
9. That Condition Nos. 5y 6, and 7, above mentioned, shall be complied with orior to fSnal
building and zoning inspections.
