WHEREAS, the City Planning Commission of the City of Anaheim did receive a verified Petition for Varience from
GO.RDON L. AND FRANCES E. I-~DGE, 5081 Crescent Drive, Ananeim, California 92806, Owners of certair
real property situated in the City of Anaheim, County of Orange, State of California, described
in flxhibit "A" attached hereto and referred to herein as though sa~ forth in full

WHEREAS, the City Planning Commission did hold e public hearing et the City Hall in the City of Anaheim on
Aoril 8, 1968~ at 2:00 o'clock P,M., notice of said public hearin havin been dul
law and in acmrdance withthe provisions of the Anaheim Municipal Code, Chapter 18.68, to hear and cons der evedencea or
and against said proposed variance and to investigete and make findings and tecommendations in connection therewith;
and
I. WHEREAS, said Commission, after due inspection, investigation, and study made by itself and in its behalf,
and after due consideration of all evidence and reports offered at seid hearing, does find and determine the following
facts:
1. That the petitioner requests a variance from the Anaheim Munieipal Code as follows, to permit a lot
solit of subject property:
SECTI0~1 18.18.030(3) - Minimum lot size (One acre reauired:oetitioner proposes
to subdivide the existing 1.71 acres into two parcels of
less than one acre).
Sc"CTiON 18.18.030(4-b) - hia;cimum distance of a main structure from a dedicated
street (A maximum of 400 feet oermitted; aooroximately
610 feet oropos2d).
2. That there are no exceptional or extraordinary circumstances or conditions applicable
to the property involved or to the intended use of the property that do not apply generally
to the property or class of use in the same vicinity and zone.
3. That the requested variance is not necessary :or the preservation and enjoyment of
a substantial property right possessed by other property in the same vicinity and zone, and
denied to the p.roperty in question.
4. That the area known as the Peralta Hills was annexed into the City of Anaheim with
the understandiny that all properties within the area would be retained in not less than one
acre sites, and to grant subject petition could set an undesirable precedent for the many
odd shaped lots in this area, thereby destroying the rural environment that is desired by
the majority of the property owners.
5. That two persons aopeared, one o.` whom represented the Peralta Hi11s Estates Improve-
ment Association with membership of ovei• 120 residential lot lanciowners, all of tvhom were in
opoosition to any deviation :rom the required one acre lot requirements.
