P~69-108 A RESOLUTION OF THE CITY PLANNING COMMISSION Or THE CITY OF ANhHEIM THAT PETITIQN FOR CONDITIONAL USE PERMIT N0. 1114 BE GRANTED WHERE~4S, the City Planning Commission of the City of Anaheim did receive a verified Petition for Conditionel Use Permitfrom WILLIAM HARMATZ AND WILLIAM SHOEMAKER, 617 West 7th Street, Los Angeles, California, Owners; HEMISPHERE CONSTRUCTORS, I5729 Bellflower Boulevard, Bellflower, California 90706, Agent of certain real property situated in the City of Anaheim, County of Orange, State of California, described as the Northwest quarter of the Northeast quarter of the Northeast quarter of Section 21, Township 4 South, Range 10 West, in the Rancho San Juan Cajon de Santa Ana, as per map recorded in Book 51 Page 10 of Miscellaneous Maps, in the office of the County Recorder of said County. Except the North 203.00 feet of the West 207.00 feet of said land. ~ ; and WHGREAS, the City Planning Commission did hold e public hearing at the City Nall in the City of Anaheim on Nay .19~ 1969, at 2:00 o'clock P.M., notice of said public hearing having been duly given as required by law and in acrnrdance with the provisions of the Anaheim Municipal code, Chapter 18.64, to hear and con~ider e~~idence for end egair.st said proposed conditionel use and to investigate and make findings and recommendetions in connection therewith; and ~" _ WHEREAS, ~aid Commission, after dae inspection, investigation, and study mede by itself and in its behalf, and after due consideration of all evidence and reports offered at said hearing, does find and detertnine the following facts: 1. Thet the proposed use is properly one for which a Conditional Use Permit is authorized by Code: Section 18.64.020(2-d) to wit: establish a 74-space "mobile motel" on subject property. 2. That the propcsed use will not adversely affect the adjoining land uses and the growth and development of the area in which it is pcoposed to be located. 3. 'fhat the size and shape of the site proposed tor the use is adequate to allow the ful; development of the proposed use in e menner not detrimental to the particular erea nor to the peace, health, sefety, and general welfare of the Citizens of the City of Aneheim. 4. That the granting of the Conditionel Use Permit under the conditions imposed, if any, will not be detrimental to the peace, health, safety, and generel welfare of the Citizens of the City of Aneheim. 5. That one person appeared rep.rasenting several persons present in the Council Chamber in opposition to increased traffic from the proposed use, and oresented a petition signed by 29 persor,s requesting that full dedication and improve~nent of the east side of Walnut Street for the full distance of subject property be required to alleviate traffic problems. C1~~G -1. . ._..._.~. ~ 1VOW, THEREF'Opt~, BE IT RESOLVED that the Aneheim City Plenning Commission does hereby grent subject PetiUon for Condltionaf Uae Pertnit, upan the following conditions which are hereby found to be a necessery prerequIsite to the proposed use of the subject ptopedy in order to preserve thc sefety end general welfate of the Citizens of the Clty of AnaheIm: 1. That fire hydrants shall be installed as required and determined to be r.ecessary by the Chief of the Fire Department. 2. That a 6-foot masonry wall shall be constructed along the east and south property lines. 3. That any parking area lighting shall be lighted with down-lighting a maximum 6-feet in height and shall be directed away from the property lines to protect the residantial integrity of the area. 4. That the proposed development shall be in accordance with the requirements of the State Trailer Act, and that plumbing shall be provided in order that the mobile home park will accommodate all trailers and not be restricted to "Californi3 approved trail?rs" only. 5. That Condition Nos. 1, 2, 3, and 4, above mentioned, shall be complied with prior to final building and zoiiing inspections. 6. That the owners of subject property shall pay to the City of Anaheim park and recreation fees in the amount of g50 per trailer space, as required by City Council kesolution, which shall be used for park and recreation purpo~es, said amount to be paid at the time the Building Permit is issued. 7. That subject use shall be granted for a period of five (5) years, as stipulated to by the petitioner, and at the end of said period, the Planning Commission will review the petition for consideration of an additional p'eriod of time upon the reauest of the petitionars. 8. That plans for the development of subject property shall be submitted to the Planning Commission for review and aporoval prior to commen~ernent of any construction.
