That tt,e City Ergineer deems it ad•risable to require dedication for street widening purposes, along the 43-foot easement northerly of subject prooerty at this time; said easement iiaving been under long term lease to the petitioner for parking and vehicu:a: access; there- fore tte City Attorney's office advis~s they can accept said dedication from the petitioner. 6. That the owner of subject prouer±y s};all deed to the City of Anaheim a strip of land 30 feet in width from the centerline of the street along Citron Street, including a 15-foot radius property line return, for street widening purposes. 2. That a strip of land 30 feet in width from th~ centerline of the street along the ~itron Street frontage of the parcel adjacent to subj~ct parcel shall be dedicated to the ~ity of Anaheim, for street widening purposes. 3. That a driveway be instailed along the Citron Street frontage of the parcel adjacent to subject parcel in accordance with standard plans and specifications on file ~n the office ~ of the City ~Engineer. 4, That t.rash storage areas shall be provided in accordance with approved plans on file with iha office of the Director of Public Works. 5. That any air-condicioning facilities proposed shall be properly shielded from view, and the soi~rid shall be buff ered from adjacent residential homes. 6• That the structure shall be brought uo to the minimum Standards o: the Uniform Building, Plumbing3 and Electrical Codes, as adopted by the City of Anaheim. ~• That a convenant, acceptable to the City Attorney's office, shall be filed and recorc'.ed, guaranteeing the use of the 25.5-foot and 43-foot easements to the west and north respectively of subject property for parking and vehicular access purposes by the owner of subject property, prior to thettimedthatntheSBuilding3Permit~is~issued~orbwithinnaioned, shall be complied with period of :80 days from date hereof, whichever occurs first, or such further time as the Commission or City Council ma 9.
