That all engineering requirements of the City of .4naheim, such as curbs and gutters, sidewall:s, street grading and paving, drainage facilities, or other appurtenant work shail be complied with as required by the City Engineery and in accordance with standard plans and specifications on file in the office of the City Engineer, at the time the property is developed. 3o That dedicai:ion shall be made to the City of Anaheim on all st.reets within the area, according to the Circulation Element of the General Plan "Highway Rights of Way," prior to the adoption of ordinances rezoning ihe property. 4. That the owner(s) of subject property shall i~stall street lighting on all streets within the area, as requi.red by the Director of Public l~tilities and in accordance with standard plans and specifications on file in the offi.ce of the Director of Public Utilities, at the time the property is developed. 5. That a preliminary title report shdll be furnished prior to the adoption of an ordinance rezoning the property, showing legal vesting of title, legal description, and containi.ng a map of •the property. 6. That ordinances .reclassifying the property shall be adopted as each parcel is ready to comply with cenditions pertaining to such parcel; PROVIDED, HOWEVER, that the word "parcel" shall mean presently existing parcels of record, and any parcel or pai•cels approved by the City Council for a lot split.
