Thet the petitioner proposea e reclaeeificotion of the ebove described property from the R-A, P.gricultu*al, Zone to the R-2•-5000, One Family, Zone. 2. That the proposed reclassification is not in conformance with the Housing Element of the Anaheim General Plan - 1969. ; 3. Thet the proposed re~lasai;icetion o[ aubject property is necessary end/or desireble for the orderly and pro- per development of the community. 4. Thet the ptoposed reclassiElcation of subject property does properly relate to the zones and their permitted u~es locally eatablished in close pcoximity to subject property and to the zones end their permitted usee generelly esteb- lIshed throughout the community. 5. That the proposed reclassification of subject property requires the dedication and improvement of abutting streets in accordance with the Circulation Element of the General Plan, due to the anticipated increase in traffic which will be generated by the intensif'ication of land use, a 6. That the owners of subject property shall pay to the City of Anaheim park and ! recreation fees of $125 for each dwelling unit, as required by City Council resolution, j which shall be used for park and recreation purposes, said amount to be paid at the time ! the Building Permit is issued. ~ 2.
