That waivei of 1-d above, is hereby denied on the basis that the pro~osed structure can be redesic;ned wherein the si:airway need not project more than 50;G inte the required side yard setback. 3. That the owner(s) of subject property shall deed to the City of Anaheim a strir of land 10 feet in width from the centerline of alley, along the alley, for widening purposes. 2. That the owner(s) of subject property shall pay to the City of Anaheim the sum of 15~ per front foot along Zeyn Street, for tree planting purposes. 3. That the side~valks and curbs shall be removed and/or reconstru:,ted along Zey;: Street as required by the City Enyinee: and in accordance with standard plans a~d specifications on file in the office of the C:ty Engineer. 4. That t:~ash storage areas shall be provided in accurdance with aoproved plans on file ~•~ith the office of the Director of Public Works. 5. That any air-conditioning facilities proposed shall be properly shielded from view. 6. That Condition tJos. 1 and 2, above rnentioned, shall be complied v~ith prior to the time that the Building Permit is issued or vrithin a period of 180 days from date hereof, whichever occurs first, or such further time a, the Commission o: City Counril rr.ay grant. ~.
