Under the authority of Code: Section 18.54.070 waiver of the two-story height limitation to permit two 155-foot structures and two 85-foot struc±ures is hereby granted. C3.G -,. -1. ~ r„-::~(-;~ :G ' '# ~ l :; ; ~, i, 4 NdN, THEREFORE, BE IT RL-SOLVED that the Anaheim City Planning Commission does hereby grant subject Petition for Conditional Use Permit, upon the following conditions which are herrby found to be a necessary prerequisite to the proNr~sed use of subject property in order to preserve the safety and general welfare of the Citizer.s of the City of Anaheim. 1. That the owner of subject property shall make conditional dedication of a strip of land 88 feet in width along Romneya Drive for road and public utility purposes, said dedicatim to be accomplished when required by the City. 2. That all engineering requirements of the City of Anaheim along Romneya Drive, in- cluding preparation of improvement plans and installation of all improvements, such a<_ curbs and gutters, sidewalks, street gzading and paving, drainage facilities, or other appurtenant work shall be complied with as required by the City Engineer and in accordance with standard plans and specifications on file in the office of the City Engineer; and that street lighting fac:lities along Romneya Drive, shall be installed as required by the Director of Public Utilities and in accordance with standard plans and specifications on file in the office oi the Director of Public Utilities; and that a bond in an amount and form satisfactor~- to the City of P.naheim shall be posted with the City to guarantee the installation of the above mentioned requirements. 3. That the owner of subject pzoperty sh~~ll pay to the City of Anaheim the sum of 15¢ per front foot along Romneya Drive, ;or tree planting purposes. d. That Romneya Drive shall be constructed with two 12-foot parkvlays and two 2o-foot roadways separated by a 12-foot planted median. 5. That a 6-foot masonry wall shall be constructed along the south and west property lines. A bond in an amount aiid form satisfactory to the City of Anaheim may be posted to guarantee construction of the wall along the west property line. 6. That a parkway maintenance assessrnent distric{ to provide for p~rpetual maintenance of the median planted propossd in Romneya Drive ~hall be established in accordance witt~ Council Policy No. 532. 7. That drai.nage of subject property shall be disposed of in a manner satisfactory to the City Engineer. 8. That a Parcel h1ap to record the approved division of subject property be submitted to the City of Anaheim for approval and then be recorded in the office of the Orange County Recorde:. 9. That trash storage areas shall be providc~ in accordance with approved plans on file with the office of the Director of Public WoFks. 10. That fire hydrants shall be instal.led as requir.ed and determined to be necessary by the Chief of the Fir_ Department. il. That any air-conditioning facilities proposed shall be properly shielded from view, and the sound shall be bufiered from adjacent residences. 12, That any parking area lig;titing shall be ].ighted with dovm-lighting a maximum 6-:eet in height and shall be directed away from the property lines to protect the residential in- tegrity of the area. 13. That Condition Nos. 1, 2, and 3, above mentioned, shall be complied with prior to the time that the Building Permit is issued or within a period of 180 days from date hereof, whichever occurs first, or such further time as the Commission or City Councii may carant. 14. That Condition Nos. 4, g, 6, 7, 8, 9, 10, 11, and 12, above mentioned, eha11 be complied with prior to final building and zoning inspections. 15. That upon acceptance of the dedication of Romneya Drive by the City of Anaheim the existing and ~roposed sewer and storm drain facilities in Romneya Drive shall remain private and the owner thereof shall process necessary encroachment permits. 16.
