That the proposed uee is properly one for whlch a Conditlortnl Use Pecmit i~ wthorized by Code: Section 18.64.020(3-c) to wit: operation of a pawn shop in an existing retail store on subject property. 2. That the proposed use will adversely affect the adjoining land uses and the growth and development of the area in which it is proposed to be located. i. ' 3. That approval of subject petition would set an undesirable precedent for similar requests for other vacant stores alonc Lincoln Avenue. 4. That no land use has taken place. nur has an increased deterioration taken place in the downtown area within this block =o warrant favorable reconsideration of i ; the requested use. i 5. That although evidence was submitted regarding the character of the petitioner, approval of a conditioral use permit would go with the land; therefore, consideration was made on land use only. 6. That a time l.imitation for the proposed use, if approved, vaould be ineffective, since other undesirable uses which had been established in the City of Anaheim have remained even though not desired by the residents or businessmen. ~ 7. That a petition was received ~n favor sioned b 92 ~ businessses located on Lincoln Avenue between Anaheim BoulevardSand~Clementine Street; ~ 11 had businesses on Lincoln Avenua 6etween Anaheim Boulevard and Rio Vista Street; 17 ~' had businesses on both Morth and South Anaheim Boulevard; and that 24 signatures of + residents throug;,out the City made up the remainder.
