That the proposed use is properly one for which e Conditionol Use Perm;; is auYhorized by Code Sectian 18.64.020~2-b) to wits establish a one-story convalescent hospital on subject property. 2. That the proposed use will not adversely affect the adJoining land uses end the growth end development u( the eree in which it is proposed to be loceted. 3, That the size and shape of the site proposed for the use is edequate to xtlow the full development o( the proposed use in a menner not detrimentel to the perticular aree nor to the peace, health, safety, and general welfare of the Cltizms of the City oE Aneheim. 4. That the grenting of the Conditional Use Pecmit under the condttions imposed, if ony, will not be detrimental to the peace, health, safety, and general wcltare of the Citizens of the Ctty of Anaheim. 5. USE PERi~IIT ~0._ ~r 3? ~ ----~..__~_ , ~ ~1 ~ NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Plar.niny Con~ission does hereby grant subject Petition for Conditional Use Permit, upon the following conditions which zre hereby found to be a necessary prerequisite to the proposed use of the subject property in order ta preserve the safety and general welfare of the Citizens uf the City of Anaheim. 1. That all engineering requirements of the City of Anaheim along Lemon Street, in- cluding preparation of improvement plans and installation of all improvements, such as curbs and gutters, sidewalks, street grading and paving, drainage facilities, or ot.her appurtenant work, shall be complied with as required by the City Engineer and in accordance with standard ~ plans and specifications on file in the office of the City Engineer, and that str~et lightirig facilities alony Lemon Street and Ar.aheim Boulevard, shall be installed as required by the Director of Public Utilities and in accordance with standard plans and specifications on filE in the office of the Director of Pu~lic Utilities, and that a bond in an amount and form satisfactory to the City af Anaheim shall be posted with the City to guarantee the install- ::i~i~ ation of the above mentioned requirements. ~ 2. That the owner of sub'ect `~ ] property shall pay to the City of An=heim the sum of ]5~ ~ ' per front foot alon9 Lemon Street and Anaheim Boulevard, for tree planting ourposes. i, 3. That the sidewalks and driveways shall be installed along Anaheim Boulevard, as f required by the City Engineer and in accordance with standard plans and specifications un file in the office of the City Engineer. •'; 4. That trash storage areas shall be provided in acco:dance with approved plans on iile with the office of the Director of Public Works. i 5. That fire hydrants snall be installed as required and determined to be ner,essary i by the Chief of the Fire Department. 6. That subject development shall be served by underground utilities. I 7. That a 6-foot masonry wall shall be constructed along the north and south property I line where adjacent to existing apartrnent develo ments, feet on center be planted adjacent to these walls; and, fur{hereethatean61footcmasonryWwall ' be constructed to the rear of the required 15-foot landscape strip on Lemon Street. I 8. That any air-conditioning facilities proposed shall be properly shielded from view, and the sound shal] be buffered from adjacent residential homes. 9. That any parking area lighting shall be lighted with down-lighting a maximuni 6-feet in height and shall be directed away from ;he property lines to protect the residential integrity of the area. 10. That Condition Nos. 1 and 2, above mentioned, shall be cornplied with within a period , of 180 days from the date hereof, or such further time as the City Council may grant. 11. That Condition Nos. 3, 4, g, 6, 7, 8, and 9, above mentioned~ shall be complied with prior to final building and zoning inspections. ; 12. That subject property shal; be developed substantially in accordance with plans and specifications on file with the City of Anaheim, marked Exhibit Nos. 1, 2, and 3.
