WHEREAS, lhe City Planning Commission did hold e public hearing at the City Hell in the City of Anaheim on
Sept?mber 22• 1969~ at 2:00 o'clock P.M., notice of said public heoring heving been duly given as required by
law and in eccordance with the provisions of the Aneheim Municipal code, Chepter 18.64, to hear end consider evidencc
for end egalr.st said proposed conditionel use and to investiQate and make findings and recommendations in connection
thercwith; end
WHEREAS, soid Commissian, after due inspectioa, investigation, and study made by itself end in its behalf, and
a(ter due canslderetion of all evidence end reports o((ered at said hearing, does find and determine the following (acts:
1. Thet the proposed use is properly one for which a Conditional Use Permlt is authorized by Code:
Section 18.16.040(2) and 18,64.020(3-n) to wit: establish an existing msusoleum, cemetery,
at:,d funeral chapel as a conforrning use, and to establish a mortuary in conjunction with
tnese existing facilities.
2. That the proposed usc wi11 not adversely affect the adjoining land uses and the growth and devrlopment of
the etea in which it is proposed to be loceted,
~ 3. That the size xnd shape of the site proposed for the use is adequete ta allow the full development ot thc
proposed use in a menner not detrim ental to the particular area nor to the peace, health, sefety, and general welfare of
the Citlzens of the City of Aneheim.
4. That the qronting of the Conditional Use Permit under the conditions lmpoxed, i( any, will nut be detrimental
to the peace, heelth, sa(ety, and generel welfere of the Citizens of the City of Anaheim.
5. That the petitioner advised the Comrnission thenortherly4} acres of subject
property is being sold and is in escrow, and requested that conditions pertaining to tF~e
Orangewoaj Avenue frontage be deleted upon submission of a x•evised legal description.

NOW, THEREFORE BE IT RESOLVED that the Anaheim City Planning Commission does hereby
grant subiect Petition for Conditional Use Permit, upon the following conditions which are
hereby found to be a necessary prerequisite to the proposcd use of the subject property in
order to preserve the safety and general welfare of the Citizens o: the City of Anaheim:
1. That the owner of subject property sh~ll deed to the City of Anaheim a strip of lar,d
35 feet in width on Lewis Street and 30 feet on Manchester Avenue, for street ~~idening
purposes.
2. That all engineering requirements of the City of Anaheim along Lewis Street and
Manchester Avenue, including preparation of improvements plans and installation oi all im-
prove~ents, such as curbs and gutters, sidewalks, street grading and paving, drainage faci-
lities, or nther appurtanznt work, shall be complied with as required by the City Engineez
and in accordance with standard plans and specifications on file in the office of the City
Engineer, and that street lighting facilities along Lewis ~treet and Manchester Avenue, shall
be installed as required by the Director of Public Utilities and in accordance with standard
plans and specifications on file in the office of the Director of Public Utilities, and that
a bond in an amount and form satisfactory to the City of Anaheim shall be posted with the
City to guarantee the insta.ilation of the above ~entioned requirements.
3. That the owner of subject property shall pay to the City of Anaheim the sum of 15~
per front foot al.ong Lewis Street and Manchester P.venue, ror tree planting purposes.
4. That trash storage areas:g~all be provided in accordance with approved plans on file
v~ith the office of the Director'~:Public Works.
5. That fire hydrants shall'be installed as required and determined to be necessary by
the Chief of the Fire Department.
6. Drainage shali be disposed of in a manner that is satisfactory to the City of Anaheiin.
7. That alignment of the southerly right-of-way of Orangewood Avenue and the westerly
right-of-way of Manchester Avenue shali be approved by the California Division of Highways.
8. That any air-co~ditioning facilities proposed shall be prope:ly shielded from view.
9. That Condition No:;. 1, 2, and 3, above mentioned, shall be compli.ed with prior to
the time that the Building Permit is issued or vaithin a period of 180 days from date hereof,
whichever occurs first, or such further time as the Commission cf City Ceunci.l may grant.
10. That Condition Nos. 4, 5, 6, 7, and 8, above mentioned, shall be complied with prior
to final building and zoning inspections.
11. That subject property shali be developed substantially in accordance with plans and
specifications on file with the City of Anaheim, marked Exhibit Nos 1, 2, 3, and 4.
