That Waiver No. 1-a, abovE mentioned, is hereby denied on the basis that other commercial operations in this ~hopping center have complied with the sign heiyht, and granting subject request would be granting a privilege not enjoyed by the other coroniercial. uses. 3. That waiver of the required 6-:~oot masonry wall to screen ou~door storage, is herby ;;ranted under the authority of Section 18.64.070, provided however, that a 2-foot high decorative masonry wall is constructed as stipulated to by the petitioner. 4. That the proposed use will not adversely affect the adjoining land uses and the growth and development of the area in which it is proposed to be located. 5. That the size and shape of the site proposed for the use is adequate to allow the full development of the proposed use in a manner not detrimental to the particular area nor to the peace, health, safety, and general wel.fare of the Citizens of the City of Anaheirn. 6. Y. .~. ,~~ ~ I S . i' ,.. i, ~ ~ ~ NOW, THEREFORE, BE IT RESOLVED thst the Anaheim City Plennine Commission does heteby grant~s bje t Petition for Con:litienel Use Permit, upon the following conditlons which ere hereby found to be a necessary prerequisite to the proposed use of the subject property in orda to preserve the sefety and generel welfare of the Citizens of the City of Aneheim: 1. That trash storage areas shall be provided in accordance with approved plans on file with the office cf the Director of Public Works. 2. That fire hydrants shall be installed as required and determined to be necessary by the Chief of the Fire Department. 3. That a parcel map to record the approved division of subject property be submitted to and approved by the City of Anaheim and then be recorded in the office of the Orange County Recorder. 4. That any air-conditioning facilities shall be properly shielded from view. 5. That if any parkino aree lightinc, is proposed within 120 feet of th~ R-1 hornes to the east, it shal.l be down-lighting of a maximum height of 6-feet, w:~ich lighting shall be directed away from the property lines to protect the residential i.ntegri~y of the area. 6. That subject property shall be served by underground uiilities. 7. That ttie +ree screen landscaping, twenty-feet on center, shall be provided adjacent to the R-1 zoned properties to the east and adjacent to the R-3 zoned properties to the south of subject property. 8. That Condition Nos. 1, 2, 3, 4, 5, 6, and 7, above mentioned, sha11 be com- plied with prior to final building and zoning inspections. 9. That subject property shall be developed substantially in accordance with plans and specifications on file with the City of Anaheim, marked ExhiLit Nos. 1, 2, 3, and 4, provided, however that a 2-foot decorative masonry wall shall be constructed in front of the chain link fence, as stipulated to by the petitioner.
