PC69-208 A RESOLUTION OF THE CITY PLANNING COMMISSIOPI OF THE CITY OF ANAHEIM THAT PETITION FOR CONDITIONAL USE PERMIT N0. 1138 gE GRANTED WHEREAS, the City Planning Commission of the City of Anaheim did receive a verified Petition For Conditional Use Pecmitfrom RAYMOND SPEHAR, 913 Paloma Place, Fullerton, California 92632, Owner; PRESLY DEVELOPMENT COMPANY, 4500 Campus Drive, Newport Beach, California 92660, Agent of certain real property situated in the City of Anaheim, County of Qrange, State of California, described in Exhibit "A" attached hereto and referred to herein as though set forth in full. ; and WHEREAS, the City Planning Commission did hold a public hearing at the City Hall in the City of Anaheim on OctOber 6, 1969 at 2:00 o'clock P.M., notice of said public hearing having been duly given as required by law and in ecrnrdance with the provisions of the Anaheim Municipel code, Chapter 18.64, to hear and consider evidence for and agair.st said proposed conditional use ar.d to investigate and make findings and recommendations in connection therewith; and WHEREAS, said Commission, ~fter due inspection, investigetion, and study mede by itself and in its behalf, and after due consideration of all evidence and reports offered at said hearing, does find and detertnine the follo wing facts: 1. Thet the proposed use is properly one for which a Cor.ditional Use Permit is authorized by Code Section 18.64.020(2-d), to wit: establish a 347-space rnobile home park on subject property. ~ ~;, I'; 2. 1'hat the proposed use will not adversely affect the adjoining land uses end the growth and development uf ~~ the area in which itis proposed to be loceted. ~ ~ 3. That this conditional use permit is granted subject to the completion of Reclassi- fication No. 69-70-18. 2. That the proposed development shall be in accordance with the requirements of the State Trailer Act, and that plumbing shall be provided in ordar that the mobile home park will accommodate all trailers and not be restricted to "California approved trailers" only. 3. That a 6-foot masonry wall shall be constructed alonq the north and east property lines, and to the rear of the 20-foot wide, required front landscaped area fron•ting on La Palma Avenue. 4. That Condition Nos. 2, and 3, above mentioned, shall be complied with prior to :inal building and zoning inspections. 5. That the cwner of subject property shall pay to the City of knaheim the s~m of $50 per mobile home space, to be used for park and recreation purposes, said amount to be paid at the time the building permit is issued. 6. That subject property shall be developed substantially in accordance wi±h plans and specifications on file with tha City of Anaheim, marked Exhibit Nos. 1, ~, and 3.
