' w ~' - ~.' \ =~ a ';i. ,~ ~ `ts ~t ~ R-A ~ ; : ' I ~ "'`' `~ ;i :;P z:ti ~ ,~j ' , ~ . -- ..,. -- -1- ~ ~ ~~WP THEREFORE, BE IT RESOLVED tnat the Anaheim City Planning Commissior does ne:eby recommend to the City Council of the City of Anaheim that subject Petition for Reciassi- fication be approved, and, by so doing, that Iitle i8-Zor,ing of the Anaheim Mur.icipa: Co~e be amended to exclude the above described property from the R-A, Agricultuzal, Zor= ar:~ to i.ncorporate said described property into the R-3, Multiple-Family Residential, Zone upon ~he following conditions ~nich are hereby found to be a necessary prerequisite to the propose~ use of subject property in order to preserve the safety and general weifare of the Citi>_ens of the City of Anaheim. 1. That the owner of subject praperty shall pay to the City of Anaheim the sum of ~2.00 per front foot alono Western Avenue, for street lightir.g purposes. 2. 'fhat the ~wner of subject property shall pay to the City of Anahei.m the suR of 1~¢ per front foot along Weste:n Avenue, ;or tree plantino purposes. 3. That the owner of subject property shall acquire access to the alley alona the ~a~est linP of sub3ect oroperty. 4. That the sidewalks and driveways shall be installed alono Western Aver.ue as required by the City Enoineer and in accordance with standard plans and specifications on file in the office of the City Engine?r. 5. That trash storage areas shall be provided in accordance vaith approved plars on file with the office oi the Di=ector of Public Works. 6. That fire hydrants sha11 be installed as required and dete*mined to be necessa:y by the Chief of the Fire Department. 7. That a parcel map to record the approved division of subject property be submitte~ to and approved by tne City of Anaheim and then be reco:ded in the office of the Orange County Recorder. 8. That subject property shall be served by underaround utilities. 9. That drainage of subject property shall be disposed of in a manner that is satis• facto=y to the City Engineer. 10. That a mutual private i~gress and egress easement shall be recorded to provid! Portion "A" access to the driveway serving Portion "B". 11. That all air-conditioning facilities shall be properly shielded from view. 12. Prior to the introduction of an ordinance rezoning subjer.t property, Condition Nos. 1, 2, and 3, aoove mentioned, shall be completed. The provisions o: rights g:ant?d by this resolution shall become null and void by action of the City Council unless said conditions are complied with ~nithin 180 days from the date hereof or such further time as the City Council may grant. 13. That Condition Nos. 4, 5, 6, 7, 8, 9, 10, and 11, abovz mentioned, shall be ~m- plied with prior to final building and zoning inspections. 14. That tt~e owner of subject property shall pay to the City of Ananeim the sum of g'5 per multiple-family unit, to be used for park and recreation purposes, said amount to be paid at the time the building permit is issued. 15.
