Thet the petltioner requests e vatiar.ce from the Aneheim Municipel Code as follows, to expand an I existing motel: ~ S ECTIGN 16.37.030(E-1-b) - Minimum number of required off-street qarkinq stalls. (60 r~quired; 40 proposed). 2. That there ~re exceotional or extraordinary circumstances or conditions applicable ';~ the property or to the intended use of the property that du not apply generally to the property or class of use in the same vicinity and zone. 3. That evidence submitted 'ay the ;:.etitioner indicated that approxinately 60% of the rooms rented were to m~torists, and the balance were for guests arriving via airline, , traval bureau, or bus tours. 4. That the petitioner submitted an impartial audited report of the registration cards for 1969, which subs±antiated the claim nade by the petitioner that more than 40yK of their guests arrived by other than private automobiles. 5. That although hotels in tFie City are required to provide only one space per each two rooms while motels are requireu to provide one space for each room, the hotel's basic guest list is daived from the same source as that of moteis, as it pertains to the C-R area. 6. That the request to waive 33% of •~he rPyuired parkiny on subject property to expand the existing motel is deemed appropriate, and is granted on the basis af evidence sub- mitted by the petitioner. 7. That a~proval of subject petition, waiving the r~quired number of parking spar,es for motels shall not be construed as setting a precedent, since •the petitioner's evidence substantiated less naed for parking, therefore, any subsequent request from similar motel operations for waiver of parking should ba based on cimilar audited data to substantiate the request. 8. That the petitioner stipulated if all parking spaces were occupied and rooms were still available he would not rent said rooms and would advise the prospect that parking was not available. That this variance is granted subject to the compl~ation of Reclassification No. P 66-6~-61. ! 2. 7hat fire hydrants shall be insialled as required and determined to be necessary ` by the Chief of the Fire Department. ~ 3. That subject property shall be developed substantially in accordance with plans and ~ specifications on file with the City of Anaheim, marked Exhibit Nos. 1, 2, 3, ar.d 4, ~ provided, however, that kitchen efficiency units with a maximum of b-cubic foot refrigerators; • two-burner stoves, excluding oven and baking facilities; and single-compartment sinks may be + installed; except that the manager's unit will be allowed to have full kitchen facilities.
