That the ~ p_titioner, by proposing an additional unit on the prop~rty, wouid be f''~ reducing the usable open area used for recreational purooses to only 60% of the required recreation-leisure area, and would be cr.eatinq an overdeveloped parcel. I~ ~1. That the petitioner did not prove a hardship existed in the use of subject oroperty ;,~ to warrant favorable consideration of subject petition. 5. That •there are no exceptional or extraordinary circumstances or conditions appli-• cable to the property involved or to the iritended use of the property that do not apply generally to the property or class of use in the same vicinity and zone. 6. That the requested variance is not necessary for the preservation and enjoyrt~ent of a substantial property .right possessed by other nroperty in the same vicinity and zone, and denied to the property in question.
