Thet the petitioner proposes a reclaesificatlon of the above descrfbed property from the R-3~ lJ~ultipie Family Residential, Zone to the M-1, Light Industrial, Zone. 2. That the proposed reclassification is in contormance with the Anaheim GenesaJ. Alan - 1969, and land uses to the north and east. 3. That the proposed reclaseificatIon of subject property le neeessrry and/or desiroble for the orderly end pro- per development of the community. 4. Thet the propoaed reclasaiflc~tion ~f eubject property does properly relete to the zones and their pertnitted uses locolly eatebliehed in close proximity to subject property end to the aones and thetr permitted uses genera:ly estab- lished thcoughout the community. 5. That the proposed reclassification of subject property requires the dedication and improvement of abutting streets in accordance with the Circulation Element of the General Plan, due to the anticipated increase in traffic which will be generated by the intensification of land use. 6. That a more acc~ptable buffer between residential and industrial uses is a street, and to recommend denial of subject petition, requiring it to develop with multi.ple family residential uses, would establish an incompatible situation, wherein adjoining industrial uses would create noises, odors, hours of operation, lights, etc., which would be detrimental to the residents. That the owner of subject property shali deed to the City of Anaheim a strin of land 32 feet in width from the centerline of the street along Olive Street including 15-foot radius property linfa return for street widening purposes. 2. That all engicieering requirements of the City of Anaheim along South Street and Olive 5treet, incluiing preparation of improvement plans and installation cf all improvements, such as curbs and g~tters, siciewalks, street grading and paving, drainage facilities, or other appurtenant wo•:k shall be complied with as reyuired by the City En~ineer and in accosdance with standard p;?n~ and specifications on file in the o{fice of the City Engineer; and that street lighting facilities along South Street and Olive Street shall be installed as required by the Director of Public Utilities and in accordance with standard plans and soecifications on file in the office of the Director of Public Utilities, and that a bon~ in an amount and form satisfactory to the City of Anaheim shail be oosted with the City to guarantee the inst llation of the above mentioned requirements. 3. That trash storage areas shall be provided in accordance with approved plans on file with the office of the Director of Public Works. 4. That fire hydrants shall be installed as required and determined to be necessary by the Chief of the Fire Department. 5. That subject property shall be served by underground utilities. 6. Drainage of subject property shall be disposed of in a manner that is satisfactory to the City Engineer. 7. That all air-conditioning facilities shall be properly shielded from view, and the sound buffered from adjacent residences. 8. Prior to the intr~duction of an ordinance rezoning subject oroperty, Condition Nos. 1 and 2, above mentioned, shall be completed. The provisions or rights granted by this resolution shall become null and void by action of the City Council unless said conditions are complied with within 180 days from the date hereof or such further time as the City Council may grant. 9.
