WHEREAS, the City Planning CommIssion of the City of Anaheim did receive a verif ied p~tition for

therewith; and
WHEREAS, said Commission, etter due inspection, investigation, and study made by itself and In its behalf, and
~fter due conaideration of a11 evidence and reports offered et snid hearing, doea find ond deterqln~ the following fects:
1. Thatthe oetitioner proposes a reclassification of the above described property
from the County of Orange R-1, One Family District for Portion IJo. 1, 100 C1-10,000 General
Commercial District for Portion No. 2, and R-3, Apartment District on Portion No. 3 to the
City of Anaheim R-3, Multiple Family Residential, Zone.
2. That the proposeo reclassification was considered in conjunction with General
Plan Amendment No. ].12.
3. That the propoeed :eeleseification a: subjeet property ls necessary end/or desirable for the orderly and pro-
per development ot the community.
4. Th~t the propoerd recloesiflcation of aubject property does properly relete to the zones and their permitted
usen locally establiahed in close proximity to eubject property end to the zonea end their permitted usea generally eatab-

5. That the proposed reclassification of ;ubject property requires the dedic;~tion
and improvement of abutting streets in accordance with the Circulation Element of tne
General Plan, due to the anticipated increase in traffic which will be generated by the
intensification of land use.
6. That the petitioner is advised that, by Resolution, ~he City Council has determined
building permitlis issued;d recreation fees shall be applicable and payable at the time the

into the R-3, Multiple Family Residential, Zone, upon the following conditions vrhi:h are hereby
found to be a necessary prerequisite to the proposed use of sub.ject property in order to ore-
serve the saf ety and general welfare of the Citizens of the City of Anaheim.
1. That the o~vner of subject property shall deed to the City of Anaheim a strip af land
45 feet in ividth on Broadway and 60 feet in width on Brookhurst Street from the centerline of
tlle street, for street widening purposes.
2• That sti•eet improvement plans shall be preoared and all engineering requirement= of
the City of Anaheim along Broadway and Brookhurst Street, such as curbs and gutters, sid:aalks,
street grading and paving, drainage facilicies, or other appurtenant work shall be completed as
required by the City Engineer and in accordance with standard plans and specifications on file
in the office of the City Engineer; and that a bond in an amount and form satisfactory to the
City of Anaheim shall be posted with the City to quarantee the installation of said engineering
requirements.
3. That the owner of subject property shall pay to the City of Anaheim the sum of ~2.00
per front foot along Broadway and Brookhurst Street, for street lightiny puzooses.

5• That the drainage shall be disposed of in a manner that is satisiactory to the City
Enyineer.
6, That trash storage areas shall be provided in accordance with approved plans on file
with the Office of the Director of Publi: Worhs,
~. That fire hydrants shall be installed as required and deteimined to be necessary by
the Chief of the Fire Department.
8. That any air-conditioning facilities proposed shall be properly shielded from vietiv,
and the sound ehall be buff ered from adjacent resiaential homes.
9. That the owner of subject property shall pay to the City of Anaheim park and recreatior~
fees for each dwelling unit, as required by City Council resolution, which shall be used for
park and recreation purposes, said amount to be paid at the time the Building Per.mit is issued.
10. That Condition Nos. 1, 2, 3, and 4, above mentioned, shall 5e complied with vaithin a
period of 1$0 days from the date hereof, or such further time as the City Council may grant.
11, That subject p:operty shall be developed substantially in accordance with plans and
specifications on file with the Ci~y of Anaheim, marked Exhibit tJos~ 5, 6, 7, and 8,
