That the o~vner of subject property shall deed to the City of Anaheim a strip af land 45 feet in ividth on Broadway and 60 feet in width on Brookhurst Street from the centerline of tlle street, for street widening purposes. 2• That sti•eet improvement plans shall be preoared and all engineering requirement= of the City of Anaheim along Broadway and Brookhurst Street, such as curbs and gutters, sid:aalks, street grading and paving, drainage facilicies, or other appurtenant work shall be completed as required by the City Engineer and in accordance with standard plans and specifications on file in the office of the City Engineer; and that a bond in an amount and form satisfactory to the City of Anaheim shall be posted with the City to quarantee the installation of said engineering requirements. 3. That any air-conditioning facilities proposed shall be properly shielded from vietiv, and the sound ehall be buff ered from adjacent resiaential homes. 9. That the owner of subject property shall pay to the City of Anaheim park and recreatior~ fees for each dwelling unit, as required by City Council resolution, which shall be used for park and recreation purposes, said amount to be paid at the time the Building Per.mit is issued. 10.
