I :'r Y • p y '.:l ,;.a ; and WHEREAS, the City Planning Commission did hold a public heering et the City Hall in the City of Aneheim on FebrUary 26~ 1969, at 2:00 o'clock P.M., notice of said public hearing heving bee~ duly given as required by law and in acconle.nce with the provisions of the Anaheim Municipal Code, Chapter 13.68, to hear and consider evidence for and ageinst said proposed variance and to investigote and make findings end recommendetions in connection therewith; end WHEREAS, said Commission, after due inspection, investigetion, and study mede by itself and in its behalf, and efter due consideration of all evidence and reports offered at seid hearing, does find and determine the following fects: t 1. That the requested vaxiance is not necessary for t`:e preservation and enjoyment of a : ~ substantial property right possessed by other property in the same vicinity and zone, and denied g to the property in question. 4. That the requested variance will be materially detrimental to the public welfare or in- ~ jurious to the property or improvements in such vicinity and zone in which the property is located, , 5. That approval of the proposed density and coverage on a local cul-de-sac street would be too excessive and could be detrimental to the living environment of the single family homes within ~ 150 feet due to traffic and other inherent noises associated with high density developments. 6. That approval of subject petition could set an undesirable precedent for similar reGuests i throughout the City for small undeveloped parcels, negating the standards set in the R-3 Zone for , !`` ~~'"~~ .~ compatability with the area and depriving the potential residents of these facilities o: the ''.`~ `:i normal amenities associated with apartment developments. ^ i ' ''; :>; ~ ;; 7. NOW, THEREFORE, BE IT RESOLVED thet the Aneheim City Planning Commission does hereby deny subject Petition for Varience on the basis of the eiorementioned findings.
