That the first three of the four vraivers xequested are technical~ since th~e petitioner is also the ovmer of the property to the south, and subject property vras processed separately in order tha+, the petitioner might obtain proper financing; however~ if all these narrow~ deep parcels had been processed as one parcel, said waivers would not have been necessary. 3. That there are exceptional or extraordinary circumstances or conditions applicable to the property involved or to the intended use of the property that do not apply generall;• to the property or class of use in the same vicinity an~ zone. 4. That the requested variance is necessary for the preservation and enjoyr;~ent of a ~• substantial property right possessed by other property in the same vicinity and zone, and ' denied to the property in question. 5. That the requested variance will not be materially detrimental to the public welfare or injurious to tne property or improv?ments in such vicinity and zone in vihich the property is located. -1- -, ~ ^ ~ .' , '' ~ t NOW, THEREFORE, BE IT RESOLVED thet the Anaheim City Planning Commission does hereby grant subject Petition for Variance, upon tne following conditions which are hereby tound to be a necessary prerequisite to the pro- i, posed use of the subject property in order to preserve the safety and general welfare of the Citizens of the City of = Anaheim. ~ 1. That the sidewalks shall be repaired along ~vielrose Street~ as required by the City E Engineer and in accordance with standard plans and specifications on file in the office of the City Engineer. ~ 2. That trash storage areas shall be provided in accordance with approved plans on '~ file with the office of the Director of Public Works. ~ 3. That any air-conditioning facilities proposed shall be properly shielded from view~ ~: and the sound shall be buffered frorn adjacent residential homes. g~ 4. That a covenant shall be recorded with the Orange County Recorder which shall permit reciprocal parking for subject property vrith the adjoining property to the south. ~ 5. That Condition Nos. 1, 2~ and 3, above mentioned, shall be complied with prior to _ final building and zur~ing inspections. 6. That the otrier of subject property shall pay to tt•~ City of Anaheim the sum of ~$150.00 per dwellina !~nit to be used for park and recreation purposes~ said amount to be paid prior to servicing with uti2ities or fir~al building and zoning inspections. 7.
