2. I'hat the scope of the propo,ed reclassification, if approved, does not warrant
an amendment to the General Plan at the present time; however. its relationship to the
General Plan symbol will be considered at the next anriual review.
3. That the Plar.~ing Commission determines that both parcel Nos. 1 and 2 shall be
inr,luded within the request for R-2 zoning on subject property and the petitioner stipulated
to said rezoninga
4. That the Planning Commission recommends that the City Clerk include parcel No. 2
in the legal advertisement for the City Cour.cil public hearing on Reclassification No.
68-69-87, and that the Planning Commission further recommends that subject petition for
rezoning for botfi parcel Nos. 1 and 2 to R-2 under Reclassification No. 68-69-87 be approved
by the City Council.
5. That the proposed reclassification uf subject property is necessary and/or desirablE
for the orderly and proper development of the community.
6. That tha proposed reclassification of subject property does properly relate to
the zones and their permitted uses locally establ;.shed in close proximity to subJect property
and to the zones and their pe:mitted uses generaliy established throughout the community.
7. That the proposed r~classification of subject property -:.:~uires ths dedication
and im;~rovement of abutting streets in accord~nce with the Circ~lati.o~ Element of the General
Pian, due to the anticipated incr~•~se in +.raffic which wil.l be generated by the intensifi-
cation of land use.

~ that Title 18-ZoninQ oE the Maheim Munlcipal Code be ~mended to exclude the ~bove demcribed pmperty fmm the
~"„ R-A, Agricultural, Zone and to incorporate said described property into the R-2, MuYtiple-
~ ~~' Family Residential, Zone, upon the following conditions which are hereby found to be a nec-
~ ;: essary prerequisite to the proposed use of subject property in order to preserve the safety
~~ and general welfare of the Citizens of the City of Anaheim.
`~ 1, That a Final Tract Map of subject property be approved by the City Council and
~ recorded in the office of the Orange County Recorder.
€ 2. That the owners of subject property shall pay to the City of Anaheim park and
~ recreation f ees of $75 per dwelling unit, as required by City Council resolution, which shall
: j be used for park and recreation purposes, said amount to be paid at the time the Building
' Permit is issued.
-= 3. That a 6-foot masonry wall shall be constructed along the we,st, north and east
