Thatthe Commission proposes a reclassification of the above described property from the County of Orange M1-10,000 Light Industrial District to the City of Anaheim M-1, Li9ht Industrial, Zone. 2. That the proposed reclassification is in conformance with the General Plan. 3. That the proposed reclassification of subject property is necessary and/or desirable for the orderly and proper developrtient of the community. 4. That the proposed reclassification of subject property does properly relate to the zones and their permitted uses locally established in close proximity to subject p-•operty and to the zones and their permitted uses generally established throughout the community. 5. That the pxoposed reclassification of subject property requires the dedication and improvement of abutting streets in accordance with the Circulation Element of the General Plan, due to the anticipated increase in traffic which will be generated by the intensification of land use. 'Light Industrial, Zone, upon the following conditions which are hereby found to be a necessary prerequisite to the proposed use of 5ubject property in order to preserve the safety and general welfare of the Citizens of ±he City of Anaheim. 1. That dedication shall be made to the City of Anaheim on all streets within the area according to the Circulation Element of the General Plan - Highway Rights-of-Way ~Aand ir accordance with Area Development Plan No. 102, prior to the adoption of ordinances re- zoning the properties. 2. That all engineering requirements of the City of Anaheim such as curbs and gutters, sidewalks, street grading and paving, drainage facilities, or other appurtenant work shall ~ be complied v~ith as required by the City Engineer, and in accordance with standard plans and ~^`~~'` specifications on file in the office of the City Engineer, at the time the 4 , developed. property is ¢~ 3. Tha± the owner of subject properties shall install street lighting on all streets j' within the area, as required by the Director of Public Utilities and in accordance with i stand~:r•d plans and specifications on file in the office of the Director of Public Utilities, j at #he time ~he property is developed. i ~1. That a Preliminary Title Repcrt shall be furnished prior to the adoption of an ; ordinance rezoning the property, showing legal vesting of title, legal description, and i , containing a map of the property. That ordinances reclassifying the property shall be adopted as each parcel is ready to comply with the conditions pex•taining to such parcel; provided, however, that the ~ word "parcel' shall mean presently exi~+i~9 parcels of record, or any parcel or parcels approved by the City Council for a lot split. 6.
