PG?0-137 A RFSOLUTION OF THE CITY PLANNING COMMISSION GF THE CITY OF ANAHEIM ADOPTING AND [tECOMMENDING TO THE CTTY COUNCIL OF THE CITY Or^ ANAF~IM THE ADOPTION OF AREA DEVELOPp~NT PLAN N0. 106. WHEREAS, the develepment of apartments and the approval of commerciel zoning northwast of th6 intersection of Orangethorpe Avenue and Kraemer Bou~evard, pc~ents possible vehicular circulation problems in the future, therefore, it was determined that some form of a local vehicular circulation system should be estab- lished in the study area comprising 39 acres, which is bounded by Orangethorpe Avenue on the south, Kraemer Boulevard on the east, Crowther Avenue on the north, and the Anaheim-Placentia City limits on the west; and WHEREAS, the City Planning Commission did hold a public hearing in the City Hall i in the City of Anaheim on July 27, 197U, at 2:OU o'clock P,N,,, notice of said publio ~t hearing having been duly givEn as required by law and in accordance with the provis- ~~S ions oY the Anaheim Municipal Code, to hear and consider evidence for e,nd against said i~ proposed area development plan and to investigate and make findings and recommenda- tions in connection thorewith; and 1 Wf~REAS, said Commission, after duA inspecti~,n, investigation, and study made by ~ itself and in its behalf, and after due consideration of all evidence and reports ; '~~ offered at said hearing, does find ~nd determine the following facts: 1. i 1. That the possibility uf extending Kensington Avenue directly eqst to Kraemer Boulevard v~as explored by staff, however, this alternative was found impractical because of the slopes which would be needed for the anticipated eventual grade separation between Kraemer Boulevard and the ; Santa Fe Railroad tracks. ' 4. That the 6-foot masonry wall shovm on Exhibit "A", Area Development Plan No. 106, is to be deleted, and its construction is to be optional to the developers of the commerciel properties to the east. 5• That a one (1) foot strip of land be conditionally granted to the City of Anaheim in feo, along the westerly end northerly boundaries of the pro- c posed streets (along the City Limits line), in order to preclude access ` to the street from the future industrial uses in tha City of Placentia. ~ The condition of the grant to ba development of the adjacent properties in the City of Placentia for industriel purposes. 4 I NOW, THER~FORE, BE IT RFSOLUED that the Anaheim City Planning Commissior: doas hereby adopt, and recommends to the City Councii of the City of Anaheim adoption of Are~. Dovelopmsnt Plan No. 106, Exhibit "A", as amended, on the basis of the foregoi,.g finding~, and subject to the following conditions; 1. That the owners of property in the study area dedicate a strip of land ~ 49 feet in width along the easterly extension of Kensington Avenue, and a strip of land 56 feet in width for e new street, elong the westerly City of Anaheim ~ city limits; and that e, cne foot holding strip along the northerly and westerly ~ boundary of said streets be conditionally granted in fee to the City of Anaheim. ' 2.
