BE APPROVED ~f WHEREAS, the City Planning Commission of the City of Anaheim did recelve a verified Petition for Reclassifica- ! tionfrom MARIAM C. VIERRA, 1232 South Brookhurst, Anaheim, California 92804, Owner; PONDEROSA HOMES, 4570 Campus Drive, Suite 10, Newport Beach, California, Aqent of certain ~ x•eal property situated in the City of Anaheim, Cou;~ty of Orange, State of California, '~ described in Exhibit "A" attached hereto and referred to herein as though set forth in full. '~7 . 3 `.; ; and WHEREAS, the City Planning Cornmission did hold a public hearing et the City Hell in the City of Anaheim on Augus t 24, 1970, at 2:00 o'clock P,M, notice of said public hearing having been duly given as required by lata and in accordence with the provisions of the Aneheim Municipal Code, Chapter 18.72, to heer and consider evidence for and ageinst said proposed reclessification and to investigate and make findings and recommendations in connection therewith; end IVHEREAS, said Commission, after due inspection, invPStigation, and study made b,~ itself and in its behalf, and efter due consideration cf ell evidence end :eports affered at seid hearing, does find and determine the following fects: j 1. Thai the petitioner proposes e reclassificetion of the above described property from the !i-A, Agricultural, Zone to the R-3, Multiple Family Residential, 'Lone. 2. That the proposed reclassification is in conformance with the General Plan. 3. That the proposed reclassification of subject property is necessary and/or desirable for the orderty end pro- per development of the community. 4. That the proposed reclessificetion of subject property does properly relete to the zones and their permitted uses locelly established in close proximity to subject property and to the zones and their permitted uses generally estdb- lished throughout the community. 5. That the developer has been apprised of the drainage probl.cm that exist.s, hy th~:~ natura]. drainage route acro5s subject property from the property to the north, and that these problems should be resolved thru meetings with the developer, owners oP Llie pr'operty to the north, and the engineering staff. 6. That one person appeared expressing concern as to acceptance to water runoff frorn the property to the north across subject property.
