Thet the petitioner proposes a reelessificetion of the above described property from the R-A~ Agricultura 1~ Zone to the R-3, Multiple-Family Residential, Zone. 2. That the proposed reclassification is in confarmance with the General ~lan and land uses established in this general area. 3. Thet the proposed reclesslficetion of subject property is aecessery and/or desireble (or thP orderly end pro- per development of the community. 4. Thet the proposed reclasslficetion oE subject property does properly relale to the zones end their permitted uses locelly established in close proximity to subject property end to the zones and their permitted uses generally esteb- Iished throughout the community. 5. That the proposed reclassification of subject property requires the dedication and improvement of abuttinq streets in accordance with the Circul.ation Element of the Generai Plan, due to the anticipated increase in ttaffic which will be generated by the intensi- fica~ion of land use. 6. THEREFORE, HE IT RESOLVED thot the Aneheim City Plannlag Commission does hereby reeommmd to the City Council of the City of AneheIm thot eubJect petitlon for Reelaseificalion be approved end, by ao doing, thet TlUe 1&Zoning of the Aneh~im Municipel Code be amended to exclude the above deecribed property from the R-A, Agricultural, Zone and to incorporate said described property into the R-3, Multiple- Family Residential, Zone, upon the following conditions wh'.ch are he:eby found to be a necessary prerequisite to the proposed use of subject property in order to preserve the safety and 9eneral welfare of the Citizens of the City of Anaheim. 1. That the owner oi subject property shall deed to the City of Anaheim a strip of lanci 53 feet in width from the centerline of the street a?~nq Ball Road, for street widening purposes. 2. That all engineering requirements of the City of Anaheim along Ball Road includino preparation of improvement plans and installation of all improvements, such as curbs and gutters, sidewalks, street grading and paving, drainagz facilities, or other appurtenant worN shall be complied with as required by the City Engineer and in accordance with standard plans anci specifications on file in the office of the City Engineer; that street lighting facil~iies along Ball Road shall be installed as required by the Director of Public Utilities and in accordance with standard plans and specifications on file in the office of the Director of Public Utilities; and that a bond in an amount and form satisfactory to the City of Anaheim shail be posted with the City to guarantee the installation ef the above mentioned require- ments. 3. That the owner of subject property shall pay to the City of Anaheim the sum of 15~ per front foot along Ball Road, for tree planting purposes. 4. That trash storage areas shall be provided in accordance with approved plans on file with the office of the Director of Public Works. 5. That fire hydrants s;iall be installed as required and determined to be necessary b~~ the Chief of the Fire Department. 6. That a f+-foot masonry wall shall be canstructed along the south property line. 7. That all air-conditioning facilities shall be properly shielded from view, and the sound buffered from adjacent residential uses. 8. That subject property shall be served by underground utilities. 9. That the owner of subject oroperty shall pay to the City of Anaheim the sum of $75 per multiple-family unit, to be used for oark and recreatiun purposes, said amount to be oaid at the time the buildina oermit is i sued. 10. Prior to the introduction o~ an ordinance rezoning subject property, Condition ;Jc.<.. 1, 2y and 3, above mentioned, shall be comoleted. The provisions or rights granted by this resolution shall become null and void by ac*ion of the City Council unless said conditions are complied with within 180 days from the date hereof, or such further time as the City Council may grant. to fin~l.1 bThat1dCondaitior.
