A RESOLUTION GF THE CITY PLANNING COMMIS~ION OF THE CITY OF ANAHEIM
THAT PETITION FOR CGiJDITIONAL USE PERMIT 1213 BE DENIED
WHEREAS, the City Plenning Commission of the City of Anaheim did receive a verified Petition for Con-
ditional Use Permit from LEDGER T. AND GLADYS K. SMITH~ 151 Miramonte Drive~ Fullerton,
, California 92632, Owners; RICHARD A. VAVERKA, 2~42 North P2cific Avenue, Santa Ana,
California 92706, Agent of certain real property situated in the City of Anaheim,
County of Orange, State of California, described in Exhibit "A" attached hereto and
referred to herein as though set forth in fuli.

WHEREAS, the City Plenning Commission did hold a public heering at the City Hell in the City of Anaheim
on November 30~ 1970~ et 2:00 o'clock P.M., notice oE said public hearing having been duly given
as required by law end in eccordence with the provisions of the Anaheim Municipal code, Chapter 18.64,to hear
and consider evidence for and against said proposed conditionel use and to investigete and make findings end
rbcommendetions in connection therewith; end
i WHEREAS, seid Commission, efter due inspection, investigation, and study made by itself and in its be-
_ half, and efter due consideration of all evidence and reports offered at seid hearing, docs find end determine the
_ following fects:
1. Thet the propcsed use is properly one for which a Canditionel Use Permit is authorized by Code;
~ Section 18.64.020(2-d) to wit: establish a travel trailer park, with waiver of:
~ SECTZON 18.52.060(2-a-1 - Minimum required front setback a~ea. (50
:eet req~ired; 20 and 10 feet p.roposed)
2. 1'hat appraval of s:~bject petition would set an undesirable precedent by
introd•~cing an incompatible usP into an area planned and almost completely developed
for indusiria]. uses.
3. That Katella Avenue is the logical boundary between the commercial recreational
and industrial areas.
4. That the proposed use has some of the at~ributes of a quasi-residential
use, and the industrial areas should be protected from the encroachment of quasi-
residential uses, due to the inherent conflicts between these types of uses.
5. That approval of the required front setback area waiver would be granting
the petitioner a privilege not enjoyed by other properties in this general area.
6. That the ~roposed use would adverse:.y affect the adjoining land uses and
the growth and development of the industrial area in which it is proposed to be
located.
7. That the a*eas planned for industrial development should be retained to pro:~iJ?
an adequate tax base and iobs for future citizens of the City of Anaheim.

other representing the Industrial Division of the Chamber cf Commerce, Northrop
Ccrporation, owners of property coiitiguous to subject property, and developers of
adjoining property, all in opposition to the proposed use.

NOW, THEREFORE, BE IT RESOLVED thet the Meheim City Plenning CommissIon does hereby deny subject
