A RESOLUTION OF THE CITY P~ANNING COMMISSION OF THE CITY OF ANAHEIM
THAT PETITION FOR CONDITIONAL USE PERM!T 1215 BE DENIED
l4HEREAS, the City Planning Commission of the City of A~aheim did receive a verified Petition for Con-
j ditional Use Permit from KILROY ZNDUSTRIES, G26 Wilshire Boulevard, Los Angeles, California
90017, owner; BEN D. KENNEY, 855 East E1 Camino Real, Sur.r,yvale, California 94087, Agent
i of certain real property situated in the City of Anateim, County of Crange, State of
~ California, described in Exhibit "A" attached hereto and referred t-o r,erein as though set
forth in full.

WHEREAS, the City Planning Commission did hold a public hearing at the City Hall in the City of Anaheim
o~ December 28, 1970, at ~:00 o'clock P.M., notice of said public hearing having been duly given
as required by law and in accordance with the provisions of the Anaheim Municipai code, Chapter 18.64, to hear
and consider evidence for and against said proposed conditional use and 2o investigate and make findings and
recommendations in connection therewith; and
i.~ WHEREAS, said Commission, after due inspection, investigation, and study made by itself and in its be-
_~;3 half, and after due consideration of all evidence and reports offered at said hearing, does find and determine the
_ following facts:
1. That the proposed use is properly one for which a Conditional Use Permi! is authorized by Code :
Sectien 18.64.020(1-d) to wit: establish a miniatui•,: geI: ccui~s~_ and relate3 club-
I-~cuse activities on subject preperty.
2. That no change in the land use policy for Anahaim's industrial areas has
OCGL'T'TGd to warrant injecting a commercial use of this nature into ti~~ area; and
allowing such a use could have a detrimental effect cn fu'~~rr_

'3. That approval of this use would be establishiny an un~esirable precedent
leading to the deterioration of the integrity of zoning in Anaheim's industrial areas.
~. That tne use proposed should be considered as an srn.:sernen± center ratt;er than
a x•ec:eation facility, and as such would be more appr.•opi;atciy lecated in the commercial
recreation areas elsewhere in the city.
5. That although th? petitioners argued that the prcposed use wo.:id be a service
or support business to industrial uses in the area, the P.annina Comrtii,sion determined
that an amusement center would not be considered as p~.::crmin:~ ;uch a rule; and further-
more, support uses should be located on the fringe ef indust_ial az•eas and not in the
c~ni:er of said areas.
6. That the proposed use would be oriented tc serve other than the industrial
uses in the area.

! offramps makes accessibility extremely diffir,ult, and requires commercial traffic to
! traverse the industrial area to reach the
undesirable traffic conflicts. Ploposed amusement projec±, thereby preseniing
' 8. That the freeway exposure of subject proper.ty makes it desirable for industrial
purposes.
9. That iwo persons appeared, and two letters were received in iavor or subject
petition; and that a resolution from tne Industria?. Division of the Anaheim Chamber of
Commerce was received in opposition to subject petition.
NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission does heteby deny subject
Petition for Conditional Use Permit on the basis of the aforementioned findings.
