WHEREAS, the City Plenning Commission of the City of Anaheim dId teceive a vcrified Petition for Verience

~MPANY, GLQJN PULASIQ, 285G Temple Avenue, Long Beach, California 90806y Agent of certain
real property sit~ated in the City of Anaheim, County of Orange, State of Cali.fornia, described
as the East 210.00 feet of the southwest quarter of the southwest quarter of the southwest
quarter of Section 14, Township 4 South, Range 11 West in the Rancho Los Coyotesy as p~r map
.recorded in book 51, page 11 of Miscellaneous Maps in the office of the county recorder of
said county. Except the North 264.00 feet thereof.

WHEREAS, the City Planning Commission did hold a public hearing at the City Ha11 in the City of Anaheim
an MarCh 9, 1970, at 2:00 o'dock ?.M., notic~ of said public hearing heving been duly given as required
by lew end in ecrnrdance with the provieions of the Aneheim Municipel Code, Chepter 18.68,to hear and consider evi-
dence for end egainst said proposed va:innce and to investigate and meke findings end recommendations in connection
therewith; and
WHEREAS, oy~~ ~mmission, eEter due inepection, investigation, and study made by itself end in its behalf,
and efter due consideretion of ell evidence and reports offered at said hearing, does find and deteanine the following
facta:
1. Thet the petitioner requests a variance from the Aneheim Municipal Code as follows, to erect a
free~standing sign on subject property in the R-A, Zone: _
SECTION 18.62.045(c) - Maximum permitted displav area. (20 Square feet per-
mitted; 112 square feet proposed).
2. Thet there ere exceptional or extreordinery circumstances or conditions eppliceble to the propetty involved
or to the intrnded use of the property that do not apply generelly to the property or cless of use in the same vicinity and
zone.
3, That the cequested vuziance is necessery for the preservation and enjayment of a substential property right
possessed by other property in the same vicinity and zone, and denied to the property in question.
4. That the requested varience will not be materially detrimental to the public welfare or injurious to the prop-
erty or improvements in such vicinity and zone in tvhich the property is loceted.
5. That the signing proposed is considered acceptable on the basis that commercia.l
uses are already located in tFiis general area, that the use of the property is commercial in
nature, thai: the use'is permitted subject to approval of a conditional use permit in any zone,
and that the signing proposed would be well within the maximum limits of the commercial zone.

NOSV, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission does hereby grant subject
Petition for Variance, upon the foliowing conditions which are hereby found to be a necessary prerequisite to the pro-
;. posed use of the subject property in order to preserve the safety and general welfare of the Citizens of the City of
ir' Anaheim.
_ 1. That this conditional use permit is granted subject to the completion of Conditional
° Use Permit Nc. 1039.
~~ 2. That subject property shail be developed substantially in accordance with plans and
i: specifications on file with, the City of Anaheim, marked Exhibit Nos. 1 and 2.
