MC ADAMS9 9721 Mystic Lane, Anaheim, California 92804, Agent of ~ertain real property situated in the City of Anaheim, County of Orange, State of Cali;ornia, described as the Easterly 125.00 feet, measured parallel with the No=therly prolongation of the tangent portion of th~ Easterly line of the Northerly 175.00 feet, measured parallel with the Easterly prolongation of the tangent portion of the Northerly line of Lot i of Tract No. 4261, as shown on a inap re- corded in Book 161, Pages 41 to 43 inclusive, of Miscellaneous ~daps records of said County, including all of the improvements located thereon. That the petftioner requests e verience from tho Aneheim Municipel Code as follow5, to permit the establishment of a motorcycle sales and service facility on subject property: a. S ECTION 18.40.020 - Permitted uses in the C-1 Zone. (Motorcycle sales end service facilities are pei•mitted only in the C-3 Zon=)e b. SECTION 18.4~.020 - Permitted ou:door uses. (Outdoor display of motorcylces ~ is not permitted in the C-1 Zone. I 2. That the use oroposed is too intense for the surrounding area, given the fact tnat properties to the south are developed with residential uses, and noises emanatinq from the proposed use would be deleterious to the residential environment. 3. That there are no exceptional or extraordinary circumstances or conditions appli~ • cable to the property involved or to the intended use of the property that do not apply ~ generally to the property or class of use in the same vicinity and zone. 4. That the requested variance is not necessary for the preservation and enjoyment of ~ a substantial property right possessed by other property in the same vicinity and zone, I and denied to the property in question. 5. That the reouested variance wi:l be materially detrimental to the public Nelfare or injurious to the property or improvements in such vicinity and zone in which the property is located. 6.
