WNEREAS, the City Planning Commission did hold a public hearing at the City Hall in the City of Aneheim on

law and in accordance with the provisions of the Anaheim Mun:cipal code, Chapter 18,64, to hear and consider avidence

after due consideration of all evidence and reports offered at said hearing, does find and determine the (ollowing facts:

3. That the size and shape of the site proposed for the use is adequate to allow the full development of the
proposed use in a manr,er not detrimental to the patticular area nor to the peace, health, safety, and general welfare of
the Citizens of the City o( Anaheim.
4. That the granting of the Conditional Use Pecmit under the conditions imposed, if any, will not be detrimental
to the peace, health, safety, and general welfare of the Citizens of the City of Anaheim.

NOW, THEREFORE, BE IT RESOLVED thet the Anaheim City Plenning Commission does hereby grant subject
Petition €or Conditionel Use Permit, upon the Eollowing conditions whfich ere hereby found to be a necessary prerequisite
to the proposed use of the subject property in order to preserve the safety and general welfare of the Citizens of the
City of Anahe:m:
1. That subje::t property shall be de~~eloped substantially in accordance with plans
and specifications on file marked Exhibit No. 1, provided however, that the height of the
proposed =tructure shall not exceed i:he maximum height which would be permitted under i:he
Commerr,ial-Recreation Area "Height Standard Guidelines".
2. That the o;vner of subject property shall pay to the City of Anaheim the sum of 15~
per front foot on the west~*ly 500 feet along Freedman Way, for tree planting purposes.
