That the granting of the Conditional Use Pecmit under the conditions imposed, if any, will not be detrimental to the peace, health, safety, and general welfare of the Citizens of the City of Anaheim. ~. That subje::t property shall be de~~eloped substantially in accordance with plans and specifications on file marked Exhibit No. 1, provided however, that the height of the proposed =tructure shall not exceed i:he maximum height which would be permitted under i:he Commerr,ial-Recreation Area "Height Standard Guidelines". 2. That the o;vner of subject property shall pay to the City of Anaheim the sum of 15~ per front foot on the west~*ly 500 feet along Freedman Way, for tree planting purposes.
