That the petitioner proposes e reclassificetion of the above deccribed property from the R-A, Agricultural, Zone to the R-2, Multipls-Family Resideritial, Zone. 2. That the proposed :eclassificati.on is in conformance with the Anaheim General Plan. 3. That the proposed reclessificetion of subject property is nece~eery o~d/or desirable for the arderly end pro- per development of the community. 4. I•:~:cch i9, 19i3 as Doc~:;e~,~ 10. 2c916. /; ~ - l \ ~'~ ~ % J •_,~1 I, ~~~~~, ~:~ ~'~G:J ;I -,__"~T ] -.~.._ ~'~„t Z~:~i+~c> ~ Givi~ UOVd, THE•RL-FORL-, 6E IT RESOLUL-D that the Anaheim City Planning Commission does hereby recommend to the City Council of ihe City of Anaheim that subject Petition for P.eclassification be approved and, by so doing, that Title 18-Zoning of the Anaheim Municipal Code be amended to exclude the above described property from the k-A, Agricultu*al, Zo~e and to incorporate said described property into the R-2, Multiple-Family Residential, Zone, upon the following conditions which are hereby found to be a necessary prerequisite to the proposed use of subject property in order to preserve the safety and general welfare of the Citizens of the City of Anaheim. la. That ihe owner of subject property shall deed to the City of Anaheim a strip of land 53 feet in width from the centerline of the street along Tustin Avenue for street widening purreses. lb. That the owner of subject property shall deed to the City of Anaheim a 57 foot s~trip of land for street purposes along "A" Street, said 57 feet to be 1 foot north of tlie south propeity line of said property. Said 1 foot to be devoted to the wall required in Condition No. 10. 2. That zll engineering requirements of the City of Anaheim along Tustin Avenue and "A" Street, including preparation of improvement plans and installation of all improvements, such as curbs and gutters, sidewalks, street grading and paving, drainaoe facilities, or other appurtenant work shall be complied with as required by the City Engineer and in accordance with standard plans and specifications on file in the office of the City Engineer; that street lighting facilities along Tustin Aven~e and "A" Street shall be installed as required by the Director of Public Utilities and in accordance with standard plans and specifications on file in the office of the Director of Public Utilities; that a bond in an amount and :orm satisfactoiy to the City of Anaheim shall be posted with the City to guarantee the installation of the above mentioned requirements. 3. That the owner of subject property shall pay to the City of Anaheim the sum of 157 per front foot along i'ustin Avenue and "A" Street, for tree planting ourposes. 4. That trash storage areas shall be provided in accordance with aE~oroved pians on file with the office of the Director of Public Works. 5. That fire hydrants shall be installed as required and determined to be necessary by the Chief of the Fire Department. 6. That all air-conditioning facilities shall be properly shielded from view. 7. That subject property shall be served by underground utilit~~s. 8. That drainage of subject p~operty shall be disposed of in a manner that is satisfactory to the City Engineer. ~ 9. That the owner of sub;ect property shall pay to the City of Anaheim the sum of $'75 per multiple-family unit to be used for park and recreation pur~oses, said amount to be paid at the time the building permit is issued. 10. That a 6-foot masonry ~vall shall be construr.ted along the south property line, said wall to be permanently maintained. 11. That a 20-foot landscaped area ~vith screen landscaping shall be provided along the Tustin Avenue frontage south of tlie intersection of Tustin Avenue and "A" Street. Plans for land- scaping and irrigatior. of this area shall be approved by the Parkway Maintenance Superintendent. Said landsca~ing shall be maintained by the owner of subject property. 12. The stree;; name for "A" Street shall be approved by the City of Anaheim prioz to dedication of the street. 13. rrior to the introduction of an ordinance rezoning subject property, Condition Nos. 1, <^, 3, and 12, above meni;ioned, shall be completed. The provisions ~r rights granted 'oy this resolution shall become null and void by action of the City Council unless said conditions are complied with wittiin one year from date hereof or such further time as the City Council may grant. 14.
