That the owners of subject property shall deed to the City of F~.naheim a st*ir, ~:' lano 45 feet in width from the centerline of the street along Dale Avenue for street vaid~r:in~ r,urposes. 2. That zll engineering requirements of the City of Anaheim along Dale F,venu~>, inc:~ding preparation or improvement plans and installatio~ of all improvements, such as curbs ano gutters, sidewalks, str?et grading a~d paving, drainage facilities, er other appurtenant wor;: ~:~all ue complied v:ith as required by the City Engineer and in accordance with standaro plans and speci- fications on file in the ofrice of the City Engineer; that street. iignting facilitie~ al.ong Dale nvenue shall be i.nstalled as required by the Director of Public Utilities and in accord~nce ~roit:h ;.lans and specific~tions on file in the office of the Director of Public Utilities; and that a bonc in an amcunt and form satisfactory to the City of Anaheim shall be posted i~iith the City to guarantee the ~nstallation of the above mentioned requirements. 3. That i:he owners of subject property shall pay to the City of A.naheirn the sum o: 15t~ c~er front foot al.ong Dale Avenue for tree planting purposes. 4. That trash storage areas shall be provided in accordance ~.vith anproved plans on fi'c~ with the office of the Director of Public V~orks. 5. Thzt fire hydrants shall be installed as required and determined to be necessary by the Chief of the Fire Pepartment. 6. That a 6-foot masonry wall shall be constructed along the north,south,and v+est ~~roperty line:= provided that said wall shall not ex,tend ~loser than 10 feet to the right-of-wzy along Dale Avenue, and that a 30-inch masonry vaall shall be constructed 10 feet west of the east property line in front of the proposed parking area. ~. That all air-conditioning facilit~es shall be nroperly shielded from viev~ and the sound buffered from adjacent residences. 8. That the existing structure shall be brought up to the minimum standards o: tfie City of Anaheim, including the Uriform Building, Plurrbing, Electrical, Nousing, P;techanical and Fire Codes as adooted by the City of Anaheim. 9. That er,i parking area lighting proposed shall be down-lighting of a maximum tieight of 6-feet, which lighting shall be directed away from the propc-rty lines to pr~tect tf:e residentia] integrity of the area. 10. That suoject property shall be served uy underground utilities. 11. That subject property shall be develor,e•~ substantia~ly in accordance witi~ plar.s and specifications on file with the City of F.naheim, marked Exhibit IJos. 1, ?, 3, and 4. 12. That Condition Dlos. 1, 2, and 3, above mentioned, =:iaJ1 be complied v~itn prior to the commencement of the activity aut7orized under this resolution, or prior to the time that the buildi~y permit is issued, ur ~~~ ~hin a period of 180 days frorn date fiereof. whichever occurs first, or such further time as he Planning Commission may grant. 13. That Condition Nos. 4, ~, 6~ 7, 8, 9, 10, and 11, above mentioned, shall be comnlied with prior to final building and zoning inspections. la, That the use shall be limited to a maximum of 50 students, that hours of classes sfiall be betereen the hours ef 10:00 a.m. and 3:00 p,m. except tha~ spucial evening conferences may be held to terminate no later than 10:00 n.m., as stipulated to by the petitioner. 15. That signing shall be i^ confor:.~nce with Exhibit No. 4, and that the sign area shall be a maximum of six (6) square feet.
