That the general architecture and desigr. of the p::oposed development with a straight grid pattern subdivision is a regression or step k~arkwa:d from the type of development. that Anaheim has experiencn~j ~n recent yEars. and thr_ aestheLic qualities of this project are not consistent with other developrnents in this genera] area and is, thereFore, deemr-d incompatible with the ar~ra. 3. That althouqh the density propose~ would be consistent with the General Plan land use statement for this area and woulc~ be ailowa:~.le in tt~e R-3 Zone, it is four times yreater than the density of the existinn sino,e-family subdivision to the west., and as a consequence, approval of ihis reyuest woul~:: place an undae environmental burden upon tlie homeo~vners in the adjacent R-] tract.. 4. Tliat t:he proposed developrnent lacks the norm~ri amenities necessary for the type ef living environment which has been establishcd in Anaheim as it pertains to open space, recrcation areas, parling, etc. 5. That sirn~e each of the units within eacti fourplex is to be sold as a separate single-family dwell.inq unit, the proposed parl~inq, altPiouqh it meets the multiple- family parking reyuirements is deemed inadeyuate, and parkir.g should be provided on the basis of LWG spaces per unit as is required for single-family homes.
