Petition for Verinnce, upon the (ollowing condltions which are hereby found to be e necossary prerequislte to the pro-
poaed use of the RubJect property in order to preserve the safety anJ generel wAlfare of the Citizens oE the City of
Anahetm,
1. That the ownei of subject property ehall conditionally dedicate to the City of Anaheim
a strip of ].and 60 feet in width from the cenrerline of the atreet along Katella Avpnue for
street wideniag purposea, conditioned upon etreet widening raking place between William
Miller Drive and aubject property or upan request of the City Engineer.
2. That the exis~ing atructure shall be brought up to the minimum standarda of the City
oI Anaheim, including the Uniform Building, Plumbing, Electrical, Housing, Mechanical and
Fire Codea as adopted by the City of Anah~im.
3. That sub~ect property shall be deve'loped eubatat~tially in accoxdance with plana and
specificarions on £ile with Che City of Anaheim, marlced Exhibit Nos. 1, 2, and 3.
4. Thot a bond shall be posted in an ainount and form satisEactory to the City of Aaaheim
to gu~rantee thAt conversiun of the existing workship/workroom is made at such time as the
use is no longer required or at such time as the home is sold for EurGher residential usea.
5. That Condition Nos. 1, 2, 3, and 4, above mentioned, ehaYl be complied with within
