WHEREAS, the City Planning Commission did hold a public hearing et the City Hell in the City of Anaheim
an June 2, 1971, at 2:00 o'clock P.M., notice of said public hearing having been duly glven as required
by law end in accotdance with the provisions of the Anaheim Mun'scipel Code, Cheptet 18.68, to hear and conslder
evidencP for and c+gainst seid proposed variance end to investigake and make Eindings and recommendations in connec-
tion therewith; end
~~ WH~REAS, said Commissi~n, after due inspection, investigation, and study made by itselE end in its behelf,
~; ~~ and after due consideratlon of all evidence end reports offered at said hearing, does find :.nd determine the following

1. That the petitioner reauests a variance from the following section of the Anaheim Municipal
Code:
SF.CTION 18.40.070(2-2-5-a) - Minimum required sideyard setback. (10 feet
r.equired; 0 feet proposed).
~~ 2. The pel•itioner proposee to remodel the facade o£ the existing structure and extend
~~ the elevarion to the east and west property Iines.
~ 3. That there ece exceptional or extreordinary ci~cumstences or conditions eppliaable to the ptoperty involved
~ or to the intended use ot the property that do not apply generelly to the property or class of use in the same vicinity
ond zone.
4. 'Chat the requested variance is necessary for the preservation end enjoyment of a substentiol property riRht
possessed by other property in the seme vicinity and zone, and denied ta the property in question.
5. That the requested variance will not be metecially detrimentel to the public welfete or injurious to the pcop-

6. That the petitioner. stipulated to instaltation of the landscaping in the front setback
up~n installation of sidewalks and curbs.
