That the petitioner is proposing ko construct a 220-square foot roof sign on the ?xisting office building. , ~ ~ ~ . . i at:t ~ ~ 3• Thet there are exceptionel or extraordinary circumstences or conditions applicable to the property involved or to the intended use of the property that do not apply generally to the property or class of use in the same viCinity and zone. 4• That the requested variance is necessary Eor the preservation and en~oyment of a substantial property right possessed b~ other property in the seme vicinity and zone, and denied to the property in question. 5• T'hat the requested variance will not be meterially detrimental to the public welfare or injurious to the pc+op- erty or improvements in such vicinity and zone in which the property is loceted. 6. That aub~ect properry sha11 be developed eubetontiel],y in accordance with plans r~nd specificetiona on fi.le with the City of Anaheim, marked Exhibit No, 1, provided however, that the readerboard portion of the aign is removed. 2. 'I'hal• adequate clearanca of exiating electrical lines ahall be provided as required by the Clectrical Divieion, Department of Public Utilitiea, and the State of Galifornia G.O, 95. 3.
