That the proposed use, although commercial in nature, is not compatible with ~~ the single family 12nd uses long established in cloae proximity particularly since , j~ it backs up to said single family residences. 3. That the proposed use is considered one of the least desirable commercial land i~ uses when established adjacent to single family residential uses, since hours of operation ~~ and noises emanating from the vehicles are very disrupCive and disturbing to the heslth and ~eneral welfare of the surrounding area, '~ 4. That tr~e proposed use will adversely affect the ad,joining land uses and the 'Y growth P~d development of the area in which it is proposed to be located. ~ S. fhae rhe size and shape of the site proposed for the use is not adequate to ,~ allow the full development of the proposed use in a manner not detrimental to the :~ particular area nor to the peace, health, safety, and general welfare of the Citizens of ~';~ the City of Anaheim. ;~ 6.
