''ti~" ~ Q~^~ ~' ~~`' ,r},, ~~~ ti ~~ n, x:' ~ ~ ~ ~ Y~l: ~ , _. ;~ i' ~ ~ ; ;'~ ~ ~ r 1 NOW, THEREFOR~:, BE IT RGSOLVED that tha Anaheim City Planning Co~~nmission does horeby recommand to the City Council of the City of 11nah~im that suk~ject Petition f.or Reclassification be approvQd and, by sa doing, thut Title 18- Zoning of the Anaheim Municipal Code be amended ~o exclude ttie above described property ~rom the R-A, Agricultur.al, Zono and to incorporate said desczibed property inta the C-1, General Commercial~ Zone upon the following conditions which are heroby f~und to ba a necessary prerequisite to the proposed use of subject propax•ty in order to presorve the sa£ety and _qeneral welfare of the Citizon~ of the City of Anaheim: (1) Z'hat the owners of subject propexty shall deed to th~ City of Anahatm a strip of land 53 £eet in width from the c.enter line of the street alony Anaheim IIoulevard, and 32 feet in width fr o m the centerline of Midwa,y Drive for street widening purposes. (2) That all engineEring requirements of the City of Anaheim along Midw.:}• Drive, includi.ng preparation of improvement plans and in5tallation of all impravements, such as curbs and gutters, sidewalks, street grading and paving, drainage facilities, or ~the r appurtenant work sha11 be complled with as required by the City E n gineer and in accord- ance with standard plans and specifications on file in the office of the City Cngineer; that street lighting facil ities along Midway Drive and Anaheim Boulevard shall be installed as required by the Uirector of Public Uti.lities and in ar.cordance w i t}~ standard plans and specifications on £i1e in the affice of the Director of Public Utilities; and that a bond in an amount and form satisfactory ~o the City of Anaheim shall be poste~ wi~h the City to guarantee the instal- lation of the above mentioned requirements. (3) That the sidewalks and driveways shall be install ed along Anaheim Boule~~ard as required by the City Engineer and in accordance with standard plans and specifications on file in the office af the City Engineer. (9) That the owners of subject property shall pay to the Ci.ty of Anaheim the sum of 154 per front foot along Midway Drive and Anaheim Boulevard for tree planting purposes. (5) That trash storage areas shall be provided in ac c ordance with approved plans on file with the office of the Director of yublic Warks. (6) That dense landscaping shall be provided alony- th e west property line adjacent to the existing chain link fence ta adeq uately shield the commercial use from the existing school; plans f o r said landscaping shall be submitted to the Development Services De partment for approval. (7) That all air conditioning facilities sha11 be pro perly shielded from view, and th~ sound buffered from adjacent prope rties. (8) That subject property sha11 be served by undergro und utilities. (9} That existing driveways shall be modifi.ed or elim inated to conform with existing City of Anaheim driveway staridards. (10) Prior t~ the introduct~on of an ordinance rezonin g subject propert;, Condition Nos. 1, 2, and 4, above mentioned, shall be completed. The provisions or rights granted by this resolutiori shall become null and void by action of the City Council unless said conditions are complied with within 160 days from the date h ereof or sucY: further time as the City Council may grant. (11) That Condition No~. 3, 5, 6, 7, 8, and 9, above mentianed, shall be complied with prior to final building and zoning inspections.
