WHEREAS, the City Plenning Commission did hold a public hearing at the City Hall in the City of Anaheim
on Aiigus t 9, 1971 ~~ 2:pf ~'~lock P.M. notice oE said public hearing having been duly given as required by
law and in accordance with tht provisions oE the M aheim Municipal Code, Chapter 18.72, to hear end consider
evidence for end against said proposed reclassiEicetion and to investigate end make findings and recommendations
in connectian therewith; and
WHEREAS, said Commission, aEter due inspection, investigation, and study made by itself and in its be-
half, and efter due consideration of all evidence and reports offered at said hearing, does find and determine the
following facts:
1. That the petitioner proposes e recldssification of the above described property fcom the R-A,
AGRICULTURAL ZONE ta the R-2-5000 ONE F~IMILY, ZONE. •
2. That tk~e proposed reclaasification is not in con.formance with tlie General
Plan as amended.
3. 'Phat the propuaed reclassi£ication is hereb,~ recommended for disapproval on the
basis that when density studles were made and General. Plan Amendment No. 122 was con-
sidered, the Planning Conunission and City Council reaffirmed establishing low densit:y
development for subject and other prop~rties located south of the Santa Ana River ~nd
the Riverside Freews~y, however the proposed reclassificat~ion would be within the law-
medium det~sity category,
4. That the Planning Commission does hereby recommend that the pr~pprry be
reclassified to the R-1, ONE I'AMILY RESTDENTIA'L, ZONG, thereby perpetusting the
retention of this area for low density residential use.

5. That the proposed reclassification of subject property ~o the R-2-5000 Zone
is not necessary and/or desirable ror the proper and orderly development of the community.
6. That aub~ect property is developable for R~1, 72d0- square fout lots in accord-
ance with the density established in the General Ylan.
7. That the recommended reclassification oF subject property requires the dedica-
tion and improvement of abutrir~g streets in accord~nce with the Circulation Eleme.^,t of
the Ceneral Plan, due to the anricipated increase in traffic which will be generated by
the intensificetion of land use.
