SECTION 18.52.060(1) - Maximum permitted buildina heiaht (25 feet proposed; 20 feet required) b. SECTION 18.52.060(2) - Minimum interior setback. (50 feet required; 0 feet proposed) c. SECTION 18.08. 440 - Parcel fronta.ge on a public street. (Lots are requi red to abut a public streat. The proposed lot will not abut a public street.) 2. That the petitioner proposed to construct a 23,500-square foot ~aarehouse facility on subject property. 3• Th~t there are exceptional or extreordinary circumstances or cond'ztions applicc+ble to the pcoperty involved or to the intended use oE the property that do not apply generelly to the property or class of use in the same vicinity and zone. 4• That the requested varience is necessery for the preservation end enjeyment of a substantial propecty right possessed by other property in the seme vi~inity and zone, end denled to the praperty in question. 5. That the requested variance will not be materially detrimentel to the public welfare or injurious to the prop- erty or improvements in such vicinity and zone in which the property is located. 6. V1-G ~ ~ I -.1- ~ ~. :,~ ._ r NOW, THERI3FOR~, BE I'li lESOLVGb that the Anaheim }:~~ Planning Commission doea hereby grant aubject Petirion Eor Varianca upon tlie following conditione which are hereby found to be a necessary prerequisite to the proposed uAe o£ the aubj~ct prorci'., in order to preserve the safety and qc~nera~ we.lfare of• the Citizpiis of the City of Ariaheim; • (1) That the owner(s) of subject pro~erty shall c~ead to the City of Anaheim a atrip of land 10 feet in width f rom the aent:erline of the atreet along the alley for street wldening purposos. , ~2~ (3) That all engi.neerinq requirements of the City of Anaheim along Atchison Street, including preparat3on af improvement plans and inatallation af all improvemonts, such as curbs and gutters, eidewalks, str.eat grading and paving, drainage facili ties, or other appurtenant work shall be complied witt~ as requ3red b~~ the City Engineer and in accordance with standard plans and epec:i~'ica~ions on file in the oftice of the City Enginoer; anel Chat a bond in an amount and form sati9factory to the Cit;~ of Anah~im shall be posted with the City to quarantee the installation ot the ab~ve mentionod requirements , That the owners of sub ject property sh~ll pay to the City of Anaheim the sum of ~2.00 per f.ront foot along Atchieon Street for atreet 1 igh~ing purpos es . That trash storage ar.eas shall be pYOVided in accordance with approved plans on £11e with the office of the Director of Public Works.
